New home buyer, inexperienced. Trusted home inspector to find everything that would result in a costly repair to new buyer. James stated over and over how wonderful he was and had so much experience. He was told the buyer was young and counted on him to do a great inspection. He said he was the best. Very obvious items were noted on the inspection and the home seller agreed to fix everything that the buyer felt would be a concern. 2 weeks later, the home buyer requested to go into in the house to show a relative that lives out of town the house. While showing them the house, the buyers girlfriend went into a storage space (the only UNFINISHED portion of the house -directly under the front door) looked up and was like that doesn't look right. Showed the agent and found WOOD ROT, Obviously wood rot easily seen by the naked eye. Further inspection noted the front door could be easily shaken. The front trim piece of the front door was noted on the inspection as damaged and shown so minute that it was not even listed as a wanted repair- nothing about potential rot or that the door could be shook. Turn Key - James was made aware of the huge mistake. James took ownership of the mistake- or so said he would. He agree to pay to have the house jacked up and the wood rot YOU COULD SEE replaced. He would not take ownership of the door or any damages you could not see. This left all of the risk on the new home buyer (single buyer) who could not afford to take on this risk that the whole front of the house was rotted. Everything James said he would do needed to be put in writing and he never accomplished this task-all just verbal. The buyer had no other choice (4 business days prior to his closing date) but to back out of the contract. When James found this out he proceed to belittle the buyer telling him how dumb that was. So unprofessional. The new buyer is now out $2000 (1000 down payment, 475 Turn Key charges, and 500 appraisal fee). Keep in mind this house was smaller than 1000 SF and this was the only unfinished part of the house.
