I was expecting to get a thorough appraisal from Todd Appraisal since this is what I paid for; however, the appraiser was literally only at my house for 10 minutes max! He simply ran from room to room and took a picture, after spending a few minutes outside taking pictures. As he was running out the door, I had to stop him to tell him about my newer roof and brand new A/C unit. When I got the appraisal back, it had multiple errors in it, excluding some things and having marked other things that were not correct. The final appraisal was MUCH lower than what me, a real estate expert, my mortgage broker, and some of my neighbors had expected! The appraiser valued my house lower than a house that was on a very busy road, when my house is on a quiet street and is in great condition. When I contacted Todd Appraisal, they corrected some of the errors in the report; however, refused to change the value of my home. They actually didn't even respond to my email, just sent a corrected report to my mortgage broker.
I would definitely not recommend this appraisal company to anyone wanting a fair value for their home or a thorough appraisal! Their price is even higher than other appraisal companies have stated on their websites, so I would have expected a very thorough and much more lengthy approach.
