I've been a tenant of the River Oaks apartment complex (now called The Links at Parkville) since 1999. Over the years, this complex has had three owners and no fewer than five management teams. The date of service above is my most recent rent payment. I have found the current management team, which took over in December, 2010, to be most unsatisfactory: - I live on the uppermost floor of my building. The roof leaked. It's leaked, on and off, since 2006. The other management teams were punctual about patching the leak and dealing with the plaster/paint damage. Not so the current team. In fact, they told me because they were in a re-roofing project, they WOULD NOT patch the roof. As a result, I had to remove my bed from the master bedroom so that water would not leak onto it! Even after the re-roofing, the management took their fair time about coming by and re-plastering the ceiling; they have not repainted it that I am aware of. BTW, at the time, I asked for relief on my rent. - The new owners have started to re-window the complex (to include the deck sliding glass doors). In doing so, they have dropped several large (10 cubic yard) work dumpsters throughout the complex. One of them is by my building. It's full, and as of this morning, the manager said "We've contacted the trash company and they will replace the dumpster with an empty one on their schedule." Our complex for some years has had a large dumpster with a compactor as a central trash collection point, the smell of garbage was in a corner of the property. Before the compactor, the complex had area dumpsters emptied twice a week. It's not entertaining to smell rotting garbage! - In the re-windowing, the contractor the owners selected is sloppy at best. One one window, the "finish trim" is ripped 3/4 inch plywood with primer. There are holes into the plaster on every door and window in my apartment. I've asked when final finish carpentry, plastering and painting will happen, I've gotten no estimated date whatsoever. - The owners are re-decking the complex, and to be honest, this is past due by some years. To do that, they blocked the sliding doors from opening. It's hard to be energy efficient and use God's good air to cool your home when the largest room is a heat pocket because it cannot be ventilated! - The owners do not clean the common stairwells. - The owners do not replace trees lost to thunderstorms and windstorms. - As mentioned above, there is a common dumpster by the maintenance building. The management team does not run the compactor on the weekend, with the result that by Monday morning, the trash overflows into the driveway because the fill space is full! At this time, I would find it very difficult to recommend this complex to anyone.
Description of Work: The Links at Parkville is an apartment complex outside the city limits of Parkville, Missouri. It provides 1 bedroom and two bedroom apartments as well as 2-4 bedroom townhomes (with and without garages). Rent includes maintenance, water (including hot water), sewer, and trash. The tenant provides at his expense landline telephone, data lines, cable/satellite TV, electricity and natural gas.
