I contacted Ron and heard back from him immediately. We set up an appointment to meet at my house so we could discuss listing the house with his team at Keller Williams. I learned a lot from him about selling my house within the first twenty minutes of our meeting. He is very personable, knowledgeable about real estate, and, prepared. Ron explained that he has a ?team? of people that all basically have a single function. This means that there are dedicated agents that act as selling agents, buying agents, dedicated marketing agents, and, agents that deal with the paperwork taking care the banks, title companies etc. I really liked this approach. What?s the difference? Most realtors are buyer and seller agents. Because of this they show you all of their properties whether you want to see them or not. I found this to be very annoying when I bought my first house because my realtor at the time kept showing me houses I didn?t want to look at. With Ron?s team the selling agent concentrates on showing potential buyers houses he/she is trying to sell for their client. They dedicate all of their time to selling your home. The same goes for his buying agents.
I had just repainted the inside of the house and put down a new floor to get it ready to sell. After walking through my house he pointed out some things I had overlooked such as needing to replace some light bulbs, doing some touch up work etc. These kinds of things don?t sound like a big deal but they really make a difference when you are showing your house. After the walk through Ron had all of the information (listings) he needed with him about what all of the houses in my neighborhood were selling for during the last six months. He explained what all of the information meant i.e. days on market, original list price, current prices etc. He had already figured out what my house should list for. I was impressed with the level of detail Ron went into to explain how the real estate market works. He had done his homework.
I listed the house with Ron and his team a couple of days later. He had everything set up from the photographer to listing my house on MLS and his website within a couple of days. His team was great to work with. I was in touch with him and his team (Ron, Courtney, Elizabeth) via email, text messages and, phone calls throughout the entire process. Courtney was absolutely wonderful to work with in dealing with all of the paperwork from the bank and the title company. During the selling process I received a home inspection report that was quite large. I contacted Ron and Courtney to help me decipher exactly what the buyer was expecting me to fix. It really was a big list of items and, quite frankly was ridiculous for a 50-year-old house. They both worked with me (especially Courtney) to figure out what I needed to do and, they put me in touch with an electrician (Rick Miller) to help me fix the items that showed up in the report. I really appreciated the referral and I can?t tell you how nice it was working with the electrician to fix the issues. He was very fair and honest.
I had moved out of the house just before I put it on the market so I wasn?t there every day to keep an eye on it. Something I really appreciated about Ron was that he did a walk through after each showing and updated me about anything that he saw. An example of this is Ron telling me that I should probably go by the house and clean the (hardwood) floor by the front door because people had tracked dirt in the house.
Speaking of foot traffic... Did I mention that Ron and his team sold my house in five weeks? Within the second week of him and his team listing my house I had a bunch of showings. I think I had over a dozen showings within the first three weeks.
I would highly recommend using Ron and his team for selling/buying your next house.
Our experience with Ron Henderson and his team was a true blessing. We purchased our first townhome before the housing market crash in 2008 so needless to say we were very apprehensive of selling our home knowing the market hadn't fully recovered (particularly with townhomes). We searched and searched for the right Realtor to not only sell our home and purchase our new house but we were also looking for someone to educate us on the process. Luckily, we found Ron Henderson on Angie's List.
Ron met us at our townhome to help us determine the best asking price for our home. Ron spent time going room to room making minor suggestions on ways to help us prepare the sell of our home. After the walk-through, Ron sat with us and had a very tough and conversation about the sell of our home. He didn't over promise on an asking price...he gave us facts like comps in the area, national trends and the hard truth that we weren't in a position to break even on the sell of the townhome. Although this is something we didn't want to hear, we had assumed we were in that position based off other neighbors' experiences in selling their townhome.
It took us about a month to evaluate our options before we called Ron back. When we called, he remembered our conversations and was very grateful that he could help sell our home. He put our home on the market on a Wednesday and by the following Monday (5 days later) we accepted an offer on our townhome. We're 100% certain that we could NOT have sold our home on our own. From his advice, to the staging, professional photography, his connections to every listing site and his team of workers who never let the ball drop, I am convinced and completely appreciative of his and his team's work in the entire process. Again coming from someone who is passionate about honesty and great customer service, I would highly recommended Ron Henderson and his team.
- Online Marketing - Ron’s experience in online marketing was a huge plus. This is key as most buyers do their research online. It is critical that your property is in all the places buyers look and presents well. Ron’s team knocked it out of the park on this one. From the staging person to the photographer, it was incredible. (we almost didn't want to move after they were done with our home).
- Preparing property for sale. With resale of existing property our big question was; where do we start getting your house ready? Living in the home you see all the warts. Ron provided us a priority list based upon his experience of what needs to be addressed and what is a not as important. In addition he was able to help us make decisions on what will please the masses when it came to decorating and color choices. (Some color choices that appeal to us, might not have broad appeal. His guidance was usually spot on.)
- Professionalism – Ron and staff were responsive to our needs and followed through on their commitments.

After contacting Ron, within a day he was out at our house to give us advice on pricing and repair recommendations. He also arranged for a staging consultant to come out and make recommendations for furniture placements and staging techniques. Probably the most impressive aspect of Ron's marketing was the professional pictures of the house and online presentation. All of our friends and family were very impressed by how great the house looked in the pictures online. After each showing, we always received prompt feedback by email about the house and Ron would even call us with additional info if he had heard any updates from the other realtors. After only 30 days, we received an offer at almost full asking price and closed on the sale in August.
Overall, we were very pleased with Ron's services and would highly recommend him to anyone looking to sell a house. Ron and his assistant always kept us updated on all aspects of the sale and promptly answered all of our questions during the entire process. Even though Ron sells homes all over the Northland KC, he had great knowledge of our local area which was very valuable when deciding on a listing price.
Our experience can best be summarized as amazing; It started with us one day driving by our Dream home and seeing a "For Sale" sign in the front yard and WOW did we need to act fast !!! We originally had our house listed with another agent for 6 months before we relisted it with Ron Henderson. From the beginning, Ron was very honest with us about what he thought he could sell our house for with the market being down. We were so pleased with the listing and the professional pictures that were taken. (It made me want to buy my own house again!! lol). Ron made sure that our house was on many different sites when listing the home, not just Keller Williams. With that, the professional pictures, professional staging (although not needed with ours) and his knowledge and professionalism, Ron got our house SOLD in just 2 months.
