I was not unhappy with it. I just thought that there should be more to it. I just thought that there should be more to it. He was not hard to deal with but still give him a ?D? on punctuality. I think he should me more upfront on how the work will be done. You have to make sure you tell him what you want and spell it out to him.
He has also torn out and replaced sidewalks at some duplexes that I own to make the sidewalks safe.
For my wife and I, we appreciated Jim's responses to questions and his overall demeanor. Because finances were part of the cost equation, we spent some time getting to know Jim and to get comfortable with him as his bid(s) were quite competitive with other quotes. Also, dealing with an older house, we had to keep some contingency planning (costs) in mind so that as the job(s) progressed, we would have some flexibility. I thought Jim did a good job of letting my wife and I know that we might find "X" going on once we get started. Again, since this was an older house, that did happen where we had to have some additional level of effort with regard to the garage floor. Since we had already discussed previously that this could be of issue, that helped calm the waters so to speak.
We threw Jim a little bit of a curveball as my wife asked to have the sidewalk replaced from the driveway to the front porch. Jim had no issue, we agreed to a slight price increase and we were able to pour a little larger sidewalk in the process. So that worked out well.
Since Jim is part of a smaller company, he worked various hours to complete the work.. I could relate to that so it was a non issue. He did work weekends, weekend evenings so if this is an issue I advise that you put a schedule together prior to getting started.
All work was completed to customer satisfaction.
One suggestion for anyone who has tinted windows on their garage doors as I do. I should have covered them as they have been very difficult to get clean. Our garage floor is in a confined area so it was really dusty as the floor was being torn out. I may have to strip the windows and retint if that's possible. However, from the street you cannot really tell, just from inside the garage.
It was a very nice experience and quickly done as well.
There was a little confusion with the coupon but the work was done great.
After finally getting him on site, the first day of the tear out and prepping the ground for the concrete pouring seemed to go without problems. He had cut out the window wells so that the remaining concrete was flush with the foundation and the pouring could begin the next day. When I came home the next day I found that he had gone on to knock the remaining concrete out of the window wells and then poured the patio, leaving me with three gaping holes looking directly into my basement. Not a problem at this point because I assumed that he would fix these when he came back to pour my back step. WRONG!!
When I came back to find the back step poured at half the size of the old one, the gaping holes into my basement remained and he hadn't pushed the dug out dirt back up around the patio. After contacting him, he told me the job was finished and he wouldn't be doing any of the other work. As the emails back and forth continued, he told me that I was there when he knocked out the windows and that I agreed with him doing so. I guess I must have imagined being at work that day when he did that. It wasn't until a few emails down the line that he got around to accusing me of lying to him about the square footage and that I should be grateful of the 40 extra square feet I got for "free". Laughable!!! I then had to remind him that I didn't know what the square footage was and that HE was the one who had actually measured it in order to quote me a price - I guess he must have forgotten in the five weeks it took him to actually get back to do my patio from when he said he would start the work. And I do have the emails he sent me to back all these statements up.
Now I am looking for someone to finish the job he started and, since I don't have a backhoe, put the dirt back in place so I don't have a trench around my patio to catch rain with.
I contracted him to do a job - not find excuses to charge me extra money to finish the work. If you want to be thoroughly OVERCHARGED and completely UNDERWHELMED, hire this guy.
I recommend that you don't.
which had fallen on yard side about 4" pitch causing bad angle.
the new sidewalk is level and gives me another step which also
corrected deep step problem. I am very happy with work.
The cost was higher than original $purchased deal, however,
my work was more sq ft, and i got what I wanted overall!
Jim planned to started our patio on job on July 19th and expected to be done in 2 to 3 days, but there were numerous delays because he needed to finish the job he was working on before ours, then he needed to be present when an inspector came. When he started our job the week of August 23rd, a big tree stump was in the way and had to be removed. We called several tree stump companies before selecting Jim for our project, but none of them kept their appointments with us. By the time Jim was ready to start, the stump was still in the way, and Jim offered to remove it at his labor cost with the frontloader. He also bought a huge chain saw at his own expense and spent nearly 3 days trying to get the stump out. He then got some help with it and it came out. We saw the stump as it was being loaded onto a big dump truck, and it was unbelievably huge with long, large roots.
Once the patio was poured, stamped, and had stain scattered to make the rock pattern look even more realistic, and the patio was starting to look very good, things were moving along. The patio and the cement steps Jim made for us look very good. There are a couple of low areas in the patio that collect rain water, but we don't expect those to create a serious problem.
The only thing we would change if we worked with Jim again would be to have a firm date for when a project is completed.
