He was really good. It took probably 3 hours. His interaction with me was excellent. A couple things that he said right at the beginning I knew he was a spiritual man and he is very conscientious about his work, good work ethics.
Description of Work: He did a full home inspection with recommendations. .

Horrible service. I did not hire him. He was hired by the realtor. While other companies provide free visual inspection/proposal and estimate, he charges a fee for VISUAL Inspection. When his so called proposal was followed, the mold was not contained, it instead spread to the whole house. Knowing the mold in not under control, he does a "sampling", which is not helpful at all since we already knew he did not contain the mold. Not to mention his "sampling" does not include a negative control, therefore provides no valuable/legitimate information. While he is wasting time and money doing this, the mold gets spread more. Then when I asked why he did what he did, he started personal attacks and wanted to get out the mess he created. And he provide no warranty on his work. Totally lack of professionalism. Horrible service, incompetent. I had to spend more time and money to clean up the mess after him.

I was hired by the member's realtor Mark Brewer on 06-11-13 due to the flooding of the basement at 15042 Oxford Leawood Ks 66224. I was she lives in San Antonio Tx. I have never met her. I was advise by Mark that the basement had flooded and that he needed a my services to satisfy the new buyers. I advised Mark of my fee and he agreed. I only was to inspect the basement at this time. I did the inspection and testing to be able to write a protocol for repairs. I wrote the protocol and sent it to Mark for the cleanup and repairs recommended could be done in the basement. Mark called me back approximately 3 days later to do the clearance testing. I went to the property on 06-16-13 and met with the new buyers. I was asked by the new buyer to look at a couple other issues they had seen on the main level and the second floor. I told them that would be fine but let me take a look at the basement first to do the clearance testing. I went to the basement along with the new buyer. I told the new buyer the basement wasn’t even close to being ready for clearance testing and showed him the reason why. I went with the new buyer to the back of the basement where he said there was a lot of paint cans stored and wanted me to look at a area above them. I noticed the insulation had been removed from the rim joist and the subfloor was wet and showed signs of wood rot. I told the new buyer that this was not something new but appears to have been going on for a long period of time. We went upstairs to the area above and it was the dining room. He advised me that there were some concerns of a roofing problem (flashing). I did a moisture reading of the exterior wall and it showed a content of 65%. The tack strip was also black and the carpet in that area was water stained on the back side. We then went to the room above the dining room which was a bedroom. I also checked the wall and it had a moisture reading of 45%. I advised the new buyer that there was a problem inside the wall cavity and should have further investigation done. He said there was one more area he wanted me to look at. It was the great room. there were windows that lined the back wall. I observed water stains on one of the windows edge. He advised me that was leaking the night before when we had the rain storm. I then look at the rest of the windows and observed wood rot in various areas. The moisture meter showed 62% on floor below the windows and 90% on the framing. I again advised the new buyer that this was old and a continual issue. I then contacted the sellers realtor Mark Brewer and advised him first that the basement wasn’t ready for clearance testing. I then told him about the other problems found and that I could clear the home of Environmental concerns until I knew what was going on. He said he would have to get ahold of his clients and let them know what was going on. I said ok and informed the new buyer. I did not charge any fees for this visit. Mark called me back and asked if I could meet with him, the new buyers and there agent the next day. I said yes. We met at 10:30 am on 06-17-13 at the property. Mark wanted to see the areas of concern and I showed him. He asked my what my recommendations would be and I told him we need to pull the baseboard in the great room to see how much water damage there was. He asked me what about the flooring I said it need to be pulled up in that small area and dried (It was a hard wood floor). Mark told me that was not going to happen at all. I told Mark then that if the job wasn’t going to be done right then he needed to find another Inspector than me. I then told him that if there was any visible fungi growth we would have to stop and before anything further could be done it would have to be put under containment. Mark had his own handymen there and they pulled back the base trim and it showed no signs of visible fungi. As we were standing there looking at the visible wood rot on the windows Mark made the comment that he new the wood was swollen three weeks ago. The buyers agent the asked Mark why wasn’t that disclosed. Mark stated it wasn’t his place to do that. We then went to the dining room and Mark asked what about the wall and how do we proceed from here. I advised the contents in the room needed moved and the room put under containment so a wall cavity inspection could be done. Mark had his men remove the contents and cover what they couldn’t move. While this was being done I was asked by Mark about doing further testing. I advised him the total amount for all the pre-testing writing of the protocols and the post testing. He agreed to my price and while his men were putting the containment up I started my air testing on the main level. I did one test in the great room and one on the second level in the hallway along with a reference. While I was finishing up my test on the second floor Mark told me they had got the hole cut in the wall and I was right it was full of wood rot, mold and damaged framing. I then looked at it and advised them to take plastic and cover it up until I had the protocol written and they hired a professional remediation company. When I got the test results back the following day I called all parties and explained the results and advised the new buyer they needed to find alternative living quarters for them and there young children until the cleanup was done due to the type of mold found and the elevation in the air count. Mark told me that he felt like this whole mold issue was being exploited and didn’t agree with the amount of clean up it was going to take. I gave Mark some contractors names and numbers to give him and his clients a bid for the remediation. The first time I heard from the member was through a email on the after noon of 06-18-13. She wanted some of the test results explained to her. I explained to her and she said she understood but didn’t know why so much had to be done. I explained the reason and the cause of the problem and that certain steps had to be done according to industry standards and to assure the mold was all cleaned up for the residence. I then got a call from Mark and he said that the prices were ridiculous for the cleanup and that his client wasn’t going to do the steps in the protocol. I then told him and emailed the member and explained to both of them that if the job wasn’t going to be done correctly I was going to with draw the remainder of my services. Mark said he couldn’t blame me and that he was going to do the same. The member emailed me back and said I was in this mess like it or not. I then sent her a email and with drew my service and a final bill for only the services I had preformed and had not yet been paid for. She informed me that she wasn’t going to be able to pay at this time and that my inspection had caused further problems and expense for her. I advised her that I if I was paid for my services I would have to take further action to collect my fees. I feel the member hasn’t had everything explained she wanted to hear and didn’t like the answers and the procedures outlined for the clean up. Below are emails between parties. Nick, As a professional, what you said or did should stand up to scrutinization. You need to address my questions and tell the lab I am the owner and have a right to make inquiries in a professional manner. Also I was told the sampling you sent needs negative contrast in order to draw any kind of conclusions. Please address why you said what you said. I don't now who did you send this following message to. But let's focus on the ball game now before any conclusions can be drawn. Like it or not, you are involved in this mess the minute you sign her up. Or you can directly deal with her after you relieve me of this. Since she is hard to reason with, not that I like to spend time arguing with any of you, I just want make sure you, understand what you signed. If neither of you understand that I cannot allow my family to be victimized by this, I will ask to be out of this. (Member name Removed) To Member, I have answered your questions and as for the lab you can have them call me for approval I have no problem with that. At this point I have made my self very clear. I will no longer have anything to do with this project. I stand behind my inspections procedures and testing procedures. If you feel I have not done something according to industry standards or unprofessional I would suggest getting a second opinion.
