ABR said they could not perform the service due to a cracked septic tank lid saying it would fall apart if they tried to lift it.
The seller of the property hired AES septic services to perform the service. The lid was not cracked but the aerator was broken.
Can't tell for certain who broke the aerator but was broke and needed repair. The septic system was updated to a cost of $2600.
ABR came back for their inspection and failed the system. #1 the same lid was used but this time they did lift it. Why could they do it this time when previously they said they couldn't. The system has been in use for 30+ years. #2 ABR said the tank is a septic tank and shouldn't have an aerator. It was installed with an aerator 30 years ago. AES said the aerator was working fine after repairing. #3 ABR said the lid was too heavy for the plastic tank. The lid was never replaced. It's been there for 30 years.
The buyer walked from the sale. It cost my seller money, they lost the sale and they lost the home they were purchasing due to the sale of their home falling through. The Missouri Attorney General has been contacted concerning ABR. They should not be in business!
"First, I would like to state, I was hired by the home inspection company to do a septic inspection (not an evaluation). The tank IS a plastic septic tank and should not have concrete risers. and you do not install aerators into septic tanks, this is Missouri State Guidelines. The sale of this home could have continued if the seller would have compromised with the buyers wishes but it appears that the sellers chose not to make repairs to the septic and so the buyers made the decision to back out. This by no means says that we are a bad business or any reason for us to not be in business. This is why buyers have inspections. An inspection is to report findings of the septic on that day of inspection. We do not tell people they cannot buy homes based on inspections this decision is made by the buyers. The price of my inspection was $250.00 and not $400, and we could have done this update properly for less money than AES but the sellers chose to use AES and it is not me or my company's fault for the amount of money the seller spent to do upgrades with another company."
