.We were trying to sell our house, and Mr. Sparks was hired to inspect it. He came up several false findings and made several false, misleading statements on his report. Mr. Sparks stated that the garage windows appear to be nailed shut, but there are no nails in them so how is it apparent that they are nailed?!?!The windows are wooden and haven't been opened for several years. They swell with humidity, and are very difficult to open, though not nailed shut. He also noted that the screens were missing, but actually there were never screens on the garage windows. Mr. Sparks stated that the master bathroom toilet was rocking and loose, with a soft floor surrounding it. The flooring in the bathroom had just been replaced, with the toilet lifted and set down on the new flooring. The nuts on the toilet bolts were tight and the toilet did not rock. After Mr. Sparks inspected mysteriously the nuts were loose and the toilet rocked. The man who set the toilet went back and tightened them again. The floor was never soft. In August 2011 I had a new Trane furnace-A/C system installed by Apex heating & air conditioning, A rated on Angie's list. They got the required building permit from the city, and installed it as per the building code. Mr. Sparks stated that the pressure relief valve and the gas pipe joints were improperly installed.

We purchased a home in Grain Valley. We were new to the community so we did not know any home inspectors. The real estate agent recommended Sparks. He inspected our home and gave us a written report. It stated the roof had been inspected and no evidence of leaks were noted. A month later the roof leaked in several spots. When the roofers looked at it they said there were numerous serious installation defects which had very likley caused leaks in the past. Larry Sparks did nothing, would not take our calls. It was very expensive to put a new roof on when we thought it was inspected.
