I'll say this up front, my home appraised for less than the expected value. Would I still be taking the time to fill this out if my appraisal had met value? Maybe not. But I can't help but think had the appraiser taken a little more time, the value would have been higher. From the first phone conversations, I had my worries with this company; unprofessional from the first word. His demeanor in person wasn't much better, rushing through it as if it were an inconvenience to be there. Previous appraisers had asked about updates, etc. This guy took some pictures, a few measurements and that was it. A grand total of 17 minutes were spent on the property. Which leads me to believe the majority of his "appraisal" was based on the market survey. My home is a condo and, at the time of the appraisal, there were very few of them on the market (according to my mortgage broker). I suppose the recent mortgage crisis has made everything more strict. But I still chafe at the idea that I paid $400 for, what I consider, a very poor service. I'm not sure if banks and mortgage companies give you a choice in appraisers, but my advice would certainly be to ask for someone other than this company.
