BENCHMARK TESTING & INSPECTIONS

Jay inspected our first home and as new home owners we were extremely pleased with our experience. He answered our endless list of questions and his inspection report was thorough and concise. He went above what was expected to make sure every corner of the house was checked during the visit, was very open and friendly along the way and explained things in a direct and easy to understand manner. He also saved us thousands of dollars by telling us not to replace our old water heater and AC unit until it went out. On paper it should have been done so 10+ years ago (and by others we were recommended to do so ), but we are still using it a year later with zero issues. I would recommend and will use him in the future.

Here is what was in the inspection report. It was cut directly and pasted with no changes or alterations. Please be sure to note his only recommendation/observation. There was a sizeable hole in the coil and a large ice build-up. It cost me $1000.00 to repair and 4 days in a hot house to get it fixed.

Positive Attributes

The capacity and configuration of the system should be sufficient for the home. Upon testing in the air conditioning mode, a normal temperature drop across the evaporator coil was observed (57 at supply side and 73 at return side). This suggests that the system is operating properly. The system responded properly to operating controls.

General Comments

The system shows no visible evidence of major defects.

Excellent home inspector...as a potential homeowner, take the time to listen and learn so you do not make costly decisions or mistakes.
Always ask questions...they are never too dumb.
