I had my driveway sealed with Permaseal in 2020. I thought I understood sealing with this product would eliminate the annual sealing that my concrete contractor recommended. Their info online says it saves annual sealing. Well, surprise! When in late 2021 and 2022 I began to see spots on the surface where the concrete seemed to be coming off or pocked marks I contacted Permaseal. They inspected it and the owner of the company says their product goes deep into the concrete but does nothing for the surface. That limitation is sure not what I expected. I say buyer beware. If you think you're getting your surface sealed then you are not. I think could have saved a lot of money and paid to have my drive surface sealed annually.

Horrible customer service! Ben Jensen in Chesterfield office could care less about the product he's selling or trying to make things right. Glorified sales pitch where end results don't even come close to living up to the sales hype. Tons of info given about how great your fence will look after treatment with before and after photos. But end result didn't match the hype. Look at the reviews on BBB and anywhere online before paying a dime to this fraudulent company. Zero stars if it were possible! Stay away!!

In summary, I have almost no faith in the warranty process or coverage... We had Permaseal concrete services applied in September of 2021. Our driveway was 6.5 years old, in good shape, but starting to show some wear and slight discoloration. We were planning to use conventional concrete sealer, but I was concerned with committing to re-applying every 2-3 years. We looked into Permaseal and were sold on the 25 year warranty, as we are hoping to preserve the current concrete. There was some damage on our house trim during the powerwashing and installation. Permaseal was responsive and corrected that damage in a timely manner. In February, we noticed a lot of "popping" and some scaling on the surface of our driveway. Normal freeze/thaw damage, but this was indicated verbally to us that it would be minimized after this application. Permaseal set up a QC visit, explained the popping but stated the scaling should not happen and indicated that he would take pictures. Over a month later, i reached out to the QC manager for an update and did not get a response. For the next month, I tried to see what the next steps were and simply wanted an update on what the warranty process looks like. I was only told that the popping is due to how the concrete was poured (this was already understood) and that no scaling was discussed during the visit. I could not get a response about the latter. I called the call center, after not receiving any adequate response and heard others were having similar issues with communication. I reached out to the owner after the call center stated there was no other contact outside of the QC department. The owner was responsive and offered to come look at the application. I was looking for some level of confidence in the warranty process, if the deterioration got much worse in the coming year or more. It was made very clear that the warranty is only applicable if ASTM standards were followed for the concrete, which would require a $300-$400 test. Large cracks would not be warrantied, nor scaling of any magnitude. This is written in the contract, so I cannot fault them for sticking to it. Was told that nearly all residential concrete pours do not truly follow ASTM standards and can only assume the lab test of a sample would show that and warranty would be voided. If you know your concrete was truly poured and cured to the standards, then the warranty may be worth it. If you're reading this and planning to have any project that included concrete, ask your contractor for proof. Of course, looking back, I would i would have know for multiple reasons. I also received no re-assurance that any future requests around QC would have improved communication. I simply was asking for an update after taking time off work to walk with the technician, and that proved very difficult to get a response on over 2+ months after the inspection. I'm not sure what the warranty covers, outside of obvious errors in the installation. The example given by the owner of a time that they replaced someone's driveway was when the installation crew accidentally used deck sealer instead of concrete sealer. Not sure how that is applicable, nor was I asking for a new driveway. I still do not know what they would do if the ASTM test showed it was poured to the standards and the damage persisted. All questions around this kept pointed to the ASTM lab test, which leads me to believe they would expect anyone to do the test to fail and therefore voided. Maybe the driveway and sidewalk is in better condition that it would have otherwise been without the Permaseal. The amount of damage from this past winter on the surface far exceeded anything seen over the previous 6 winters. May be a coincidence, but unfortunate nonetheless. If you took the time to read this ;), I hope it was helpful. I had wished we had thought more about what the warranty process actually would be before we made this decision.

I had a 1 year old deck that I had sealed. 1.5 years later, the wood is cracking all over the deck, and looks as if it never had anything applied to it. I called permaseal and was told sealing it would help. I paid for permaseal because I was told 1. It would preserve the wood, and 2. That staining would not be necessary. They did offer to reseal any boards I replaced due to the continued splitting and rotting, but that doesn't change the fact that I spent thousands of dollars that could have been used to stain the deck instead

DO NOT get your deck treated with permaseal! Our deck is less than 5 years old and WAS in great shape. We believed that we could preserve the look of our once beautiful deck with this company. They showed us before and after pictures of many decks. They claimed that we would never need another treatment on our deck ever again. We bought into it and 9 months ago got our deck permasealed. Now it is a disgusting dead grey color, the wood is cracking and splintering, and it looks UGLY! We are regretful we ever bought this! When you complain, they tell you that the grey color will happen, and so does splintering. Where are those "after" pictures? Then they will tell you to sand and stain your deck to get the color restored. Yet, they tell you "permaseal is the last deck treatment you will ever need." DO NOT waste thousands of dollars on this bogus product. They sell you on images of decks that look far better after than before, when in reality, they will look so so much worse. I wish I never ruined my deck with this terrible product and unaccountable company. /

Please recall our formal written agreement of exactly what we do. We clean your wood before sealing with a citrus cleaner to remove the fungus that will cause the wood to rot over time. We then apply our penetrating silica based sealant thus sealing your wood from the inside out. Our cleaning process restores the wood to it'[Member Information Removed] natural state based on the age and condition. Our penetrating sealant is clear and we don't guarantee any color, only the natural look of the wood. We are a penetrate and not a top coat. Our process will leave about a 16th inch to 18th inch natural texture on the surface of the wood which is still subject to the UV radiation of the sun. We explain and document in writing with our customer'[Member Information Removed] signature that all wood will eventually turn gray but only on the surface. This graying which is the wood'[Member Information Removed] natural defense to the Sun'[Member Information Removed] UV radiation is relatively easy to clean with any topical wood cleaner. They quoted us a price of $8,000 and then changed the price after the three day cancellation to double and charged our credit card. When we called they refused to refund the money. Now they have $8,000 of my money and I just don’t want this to happen to others.

In any event, if you do have a contract with us it clearly states the total amount of the contract, the 3 day right of cancellation is also there. It is illegal to change the contract amount at any given time after it has been executed, if you are under contract with us I can assure you we do not change the amount of any of our customers contracts."

They came out and inspected the deck to make sure their process would work on the old stain. We had a little wait because of how popular they are but it was worth it. Nice to know I won't need to do anything except hose off yearly for the next 25 years. The deck looks gorgeous now.
