Specifically, while he provided a detailed and comprehensive report, he missed one important issue that ended-up costing us about $2+k. Specifically, the house basement had suffered some water damage and while the wall through which the leak had occurred had been fixed and water-proofed, the water had also damaged some of the joists underneath the kitchen floor, which had in turn resulted in settling of the kitchen floor on one side because the part of the joists resting on the supporting wall were rotten.
This issue was picked up immediately by two of the contractors we were getting bids from to redo the kitchen, and who stated that they would not be able to start on the job until this structural problem had been corrected.
Charles offered to stop by the house to check the issue after we had the basement ceiling opened up to check the damage. His view after looking at the problems was that this was the type of issue that were to be expected in older houses (the house was built around 1920), and was more a cosmetic issue than a structural one. However, given that the problem prevented the renovation of our kitchen and required some structural fixes to replace the rotten part of the joists and ensure that the new kitchen floor would remain level, I felt that this was more than a cosmetic issue and that at the very least we would have wanted to be made aware of this issue in the home inspection report.
To Charles' credit, when I expressed my unhappiness at not having been notified through the report of what I considered to be a major problem (after all, it ended-up costing us over $2k), he offered to refund us the $800 of the inspection. I appreciated this even if it did not cover the cost of the fix.
So, my rating of C is primarily for not catching what I felt was an important issue as part of the inspection he did. Except for that arguably important item, he was professional and thorough.
Throughout the inspection, Mr. Nance would stop to "check-in" with us and provide updates on red-flag items he had discovered, or to assure us that things looked alright. At the end of the inspection, he again reviewed with us what he found, some of his recommendations, and then re-iterated that there were a lot of things that were not discussed, but that would appear in the report. We appreciated the fact that he was mindful of time, making sure to bring to our attention the major issues, but not wasting our time with pointing out every single item he noticed was in need of repair or replacement. He insisted that we call with any questions, which we did have a few after reading through the very detailed and comprehensive report. The follow-up was just as informative and straightforward.
The turn-around time was quick - we got the report the same day the inspection was conducted.
- Although CHN Inspections was not the least expensive option (nor the most expensive) the following additional points made us feel good in our decision to hire them:
- 1.) Mr. Nance is also a structural engineer, so we trusted his judgment.
- 2.) When vendors in other fields found out we had hired CHN to do our inspection, they endorsed our decision, saying that Mr. Nance was "good" and "knows what he's doing."
- 3.) Of all the inspectors we interviewed, Mr. Nance was the only one (shockingly) who pointed us to sources online to self-educate ourselves on the inspection process, AND the only one who ended the phone call by stating that he hoped to work with us and looked forward to the opportunity to work with us. That went a long way with us.
On his arrival with his two sub-contractors precisely at the agreed upon time, 8:30 am on Monday, Mr. Nance directed his sub-contractors, and then proceeded to carry out the responsibilities for the home inspection. So that he could complete the inspection that day, he had come by the house the prior Saturday to drop off the radon monitoring equipment.
Periodically during the inspection, Mr. Nance stopped to explain the work that he had done, what he had found, and the implications, if
any. In between times, I would ask him a question, and he would pause to respond fully to answer. For example, I pointed out to him that my remote controls no longer opened the garage door. He explained that the garage door remote controls may need to be re-programmed, and explained to me how that could be done. He also volunteered to answer any other questions I might have later, even months or years later, regarding the house.
Throughout the inspection, Mr. Nance (who asked that I call him Charles) and his sub-contractors treated me and each other with respect. For example, on two occasions, Mr. Nance and I were talking about a home inspection issue when one of the sub-contractors appeared. Mr. Nance politely directed my attention to the sub-contractor, who would ask a question or give me the results of his work.
Throughout, Mr. Nance was articulate and informative. (I learned quite a bit about maintaining the house.) Within an hour of leaving my house, he had emailed the completed inspection report.
I was thoroughly satisfied with both the work that was performed, and my interactions with Mr. Nance and his two sub-contractors. I would highly recommend using CHN Inspections.
