Wayne brought a second person for the home inspection, and he brought in a guy from an outside company to do the termite inspection. I thought this was smart to have more bodies doing to work to expedite things, and to make sure there was specialized expertise for each item. They reported no termites, and we haven't had any issues so far. The one thing I think they might have missed were signs of a mouse problem that surfaced once we moved in. Their droppings were very apparent in some areas, and there was no mention on any report. Not a huge deal - traps and bait stations seem to have taken care of the issue after an Orkin visit.
Wayne took me around the house and pointed out some items of importance. A few concerns with bigger items like foundation and water drainage, a plumb issue with an outside structure, etc. We walked around and he picked out every little worn and broken item around the house. I'm a handy guy - I rebuild engines, build furniture, and fix my own stuff, but there were a lot of things I wouldn't have picked up on for a long time, if ever.
They delivered a report the next day - it was 18 pages plus all of the pictures. This was very overwhelming and immediately gave me the inclination to run away from this house as fast as I could. 18 pages of problem, that's scary.
After reading through it a few times, I realized that he reported every single little possible issue with the home. Down to sticky doors and previous repairs that while not wrong, weren't necessarily the "standard" way of doing things. Everything was very thorough, and after settling myself down, we addressed the large items and eventually purchased the house.
I hope we don't have to move again for a very long time, as I love our house, but if I do... I'm calling Wayne. I'd recommend him in a heartbeat. He doesn't do the termite or septic inspections himself, but he will set you up with someone very skilled in that profession and keeps the price very reasonable. I think it speaks to his integrity a lot. He could do those himself and keep the money, but he tries to make sure that all of your services are completed by someone who REALLY knows what they're doing.
"IN RESPONSE - 1) HE WAS FULLY AWARE THAT OUR LADDER LIMITATIONS WERE TO 22 FT AS PER THE SIGNED INSPECTION AGREEMENT PRIOR TO OUR INSPECTION. 2) A CLERICAL ERROR DID OCCUR BY SENDING THE WRONG PICTURES AND AS SOON AS WE WERE CONTACTED REGARDING THIS WE CORRECTED IT IMMEDIATELY. 3) TYPICALLY, OUR INSPECTIONS LAST APPROXIMATELY 2 HOURS. THIS PARTICULAR RESIDENCE WAS NEW AND CLIENT WAS NOT PRESENT WHICH ALLOWS FOR THE INSPECTION TO GO A BIT FASTER DUE TO NOT HAVING TO STOP AND EXPLAIN SOMETHING AND/OR TO ANSWER QUESTIONS."
"On October 17, 2006, we responded to her in a four page letter that outlined each of her complaints (a copy of which we can make available). Every item that she complained of was identified in our original inspection report in very plain language. In that same letter I offered to meet with all parties concerned to help resolve any matters. We were never contacted by her to do so, nor were we contacted by legal counsel or others."

THIS IS PART OF THE BUSINESS AND OUR OBLIGATION TO PROTECT THE BEST INTEREST OF OUR CLIENTS, NOT THE SELLERS AND IN THE MOST PROFESSIONAL MANNER POSSIBLE."
