Mr Brewer was prompt and had a very straightforward process and report. But he missed some obvious electrical and window items, which ended up costing me money to fix after closing. He's been doing this a long time, but I was not at all impressed.

We had trouble finding someone who could confidently inspect our home-to-be, due to its log construction. Well... technically a stud frame with full 6" logs that are load bearing. It was a bit complicated, but Wayne figured everything out in no time. We were also very concerned with the possibility of termites, given the sheer amount of wood.
Wayne brought a second person for the home inspection, and he brought in a guy from an outside company to do the termite inspection. I thought this was smart to have more bodies doing to work to expedite things, and to make sure there was specialized expertise for each item. They reported no termites, and we haven't had any issues so far. The one thing I think they might have missed were signs of a mouse  problem that surfaced once we moved in. Their droppings were very apparent in some areas, and there was no mention on any report. Not a huge deal - traps and bait stations seem to have taken care of the issue after an Orkin visit.
Wayne took me around the house and pointed out some items of importance. A few concerns with bigger items like foundation and water drainage, a plumb issue with an outside structure, etc. We walked around and he picked out every little worn and broken item around the house. I'm a handy guy - I rebuild engines, build furniture, and fix my own stuff, but there were a lot of things I wouldn't have picked up on for a long time, if ever.
They delivered a report the next day - it was 18 pages plus all of the pictures. This was very overwhelming and immediately gave me the inclination to run away from this house as fast as I could. 18 pages of problem, that's scary.
After reading through it a few times, I realized that he reported every single little possible issue with the home. Down to sticky doors and previous repairs that while not wrong, weren't necessarily the "standard" way of doing things. Everything was very thorough, and after settling myself down, we addressed the large items and eventually purchased the house.
I hope we don't have to move again for a very long time, as I love our house, but if I do... I'm calling Wayne. I'd recommend him in a heartbeat. He doesn't do the termite or septic inspections himself, but he will set you up with someone very skilled in that profession and keeps the price very reasonable. I think it speaks to his integrity a lot. He could do those himself and keep the money, but he tries to make sure that all of your services are completed by someone who REALLY knows what they're doing.

Gordon arrived promptly and did an outstanding job, he looked at things I would of never even thought of.  His knowledge was amazing and I was completely impressed.  This was what a home inspector should be.  I highly recommend anyone to use them, ask for Gordon if you can.  You will not regret it.

I hired Wayne Brewer twice before I purchased my current home. The first home ended up having some structural issues, and though there were problems that could have been repaired, I wasn't comfortable with the potential resale implications and decided to walk away from the purchase. I was thankful that Wayne gave me a balanced and objective perspective so that I could make an informed decision. I then hired Wayne to inspect the home that I ended up buying. He was extremely thorough and identified every little item that needed fixing. I appreciated that he didn't gloss over the small items. It wasn't his job to decide what I should ask the seller to fix, only to identify every problem that needed repair. Most of the items that he identified were minor and I took care of them myself after closing. However, he did find some problems with the electric panel and his thorough report helped the seller understand that it really needed to be replaced. As a real estate agent, I have also followed Wayne around on numerous building inspections that he has done for many of my buyers. Wayne always focuses on giving the buyer as much information as he can so that the buyer completely understands the condition of the house.

Mr. Brewer was great. We learned a lot from following him around and asking a lot of questions from lists on the web to make sure we covered everything. He seemed to be very thorough (did go into crawlspace) and fair. He had been recommended to us by 2 people for being thorough. The termite inspection was fair, but I don't think he went into the crawlspace in the attic. Sewer inspection is funny, you get a video which looks like a colonoscopy. The price was fairly comparable. The inspection report was very thorough as well, with pictures of problem spots.

Wonderful experience!! Professionals! Was the first time in a home buying situation that we felt someone was in our corner. They stuck to the facts, were timely AND made themselves available for questions after the report. Easy, polite and no-nonsense. Treated us with respect. Wish we'd known about them in our previous homes....

Wayne inspected my 1 story brick home before I advertised it for sale. He explained the difference in inspecting and maintaining a home without a basement from one with basement. He explains in easy to understand terms and points you in the right direction. Very thorough.

I was extremely disappointed with the inspection results and overall value for my money. The inspector's report was not thorough, he failed to bring a ladder long enough to gain access to the roof and mistakenly attached the pictures from someone else's inspection to my final report. There were basic systems and features of the house that were not even addressed by the inspector and the total inspection was completed in a very brief 1.5 hours which, I found shocking and insulting. I live out of state and had this inspection done on my behalf since I could not be there in person and feel totally taken advantage of. Under no circumstances would I recommend this service to anyone else.
Response from BREWER INSPECTION SERVICES
"IN RESPONSE - 1) HE WAS FULLY AWARE THAT OUR LADDER LIMITATIONS WERE TO 22 FT AS PER THE SIGNED INSPECTION AGREEMENT PRIOR TO OUR INSPECTION. 2) A CLERICAL ERROR DID OCCUR BY SENDING THE WRONG PICTURES AND AS SOON AS WE WERE CONTACTED REGARDING THIS WE CORRECTED IT IMMEDIATELY. 3) TYPICALLY, OUR INSPECTIONS LAST APPROXIMATELY 2 HOURS. THIS PARTICULAR RESIDENCE WAS NEW AND CLIENT WAS NOT PRESENT WHICH ALLOWS FOR THE INSPECTION TO GO A BIT FASTER DUE TO NOT HAVING TO STOP AND EXPLAIN SOMETHING AND/OR TO ANSWER QUESTIONS."

Very ambiguous language regarding deck. They didn't make us aware of the 4 inch maximum height requirement between rails. Deck is 8 inches between rails throughout, as noted private inspection report. Very dangerous situation for small children, which I have two. Leak under hot tub outside, causing rotted wood never addressed. Active leak dripping now in basement, think it's because valves for ice-maker were not shut off, also leaks from toilet and washing machine. Dishwasher also leaking during walk through, pouring out, and this was never addressed. Concrete around deck absorbed water and become cracked, and was not noted in report. Deck has to be taken down and redone, these things should have been brought to our attention. Problems were sugar coated, seriousness of the situation was not mentioned. Second private inspection was black and white. Brewer said pool cracks were not of concern, he told us not to worry about it and wait until the spring. Very ambiguous language.
Response from BREWER INSPECTION SERVICES
"On October 17, 2006, we responded to her in a four page letter that outlined each of her complaints (a copy of which we can make available). Every item that she complained of was identified in our original inspection report in very plain language. In that same letter I offered to meet with all parties concerned to help resolve any matters. We were never contacted by her to do so, nor were we contacted by legal counsel or others."

The inspector was great! He was on time and very thorough. He explained everything to me in great detail and gave me a 17 page report which detailed any problems & things that should be fixed. He made me feel secure that I knew all the problems (big and small) of the home I was purchasing.

The report was 10 pages long of problems and the house is new, 6.5 years old. I had a new roof, not even a year old and he said there was a the major problem, falling apart-bulbing, etc. I called the contracter and had an inspection by the contracter and the product inspecter, no problems at all. Same with HVAC, had the gas company - no problems. Same with fire walls, the fire inspector didn't agree with the Brewer inspector. We were so angry with this we called the owner of the company and he did call us back ASAP. We explained all that was incorrect and he said this inspector had done many homes and did a good job. We disagreed. Sounded more like he was backing the employee and not taking the full concern of the customer into mind. Not good. He said he would review and get back. Never heard anything even when we called back, no response at all. We didn't take action because we sold the home, if not, I would of filed a suit. Do not use this company at all.
Response from BREWER INSPECTION SERVICES
"IT IS OUR OBLIGATION, AS WITH ALL OF OUR CLIENTS, TO PROTECT THEIR BEST INTEREST. UNFORTUNATELY, SELLERS AND THEIR CONTRACTORS MAY DISAGREE WITH OUR FINDINGS AS OBVIOUSLY IT IS THEIR HOUSE AND THEIR WORK (CONFLICT OF INTEREST). IN MY 28 YEARS AS AN INSPECTOR, I BELIEVE IT IS FAIR TO SAY THAT OTHER DISAGREE WITH OUR FINDINGS MORE THAN 30% TO 40% OF THE TIME. THIS IS PART OF THE BUSINESS AND OUR OBLIGATION TO PROTECT THE BEST INTEREST OF OUR CLIENTS, NOT THE SELLERS AND IN THE MOST PROFESSIONAL MANNER POSSIBLE."

THIS IS THE FOURTH TIME I'VE USED BREWER INSPECTION SERVICES. THEY HAVE DONE AN EXCELLENT JOB EACH TIME. THEY ARE PROFESSIONAL, KNOWLEDGEABLE, THOROUGH, AND DURING THE INSPECTION, WALKED THROUGH WITH US AND EXPLAINED EVERYTHING THEY SAW AND WHAT COULD/SHOULD BE DONE TO MAINTAIN GOOD CONDITION OR IMPROVE CONDITION OF THE HOME, ELECTRICAL SYSTEM, PLUMBING SYSTEM AND HEATING AND AIR SYSTEM. THEY PROVIDE A DETAILED WRITTEN REPORT. THE RESULTS OF THEIR INSPECTION ALLOWED US TO NEGOTIATE A $30,000 PRICE REDUCTION ON OUR HOME PURCHASE CONTRACT IN AUGUST, 2005.

THE INSPECTOR DID A GENERALLY GOOD JOB, AND SPENT ALMOST 3 HOURS INSPECTING THE HOUSE AND GARAGE. THE INSPECTOR DID NOT HOWEVER DISCOVER THE EXTENT TO WHICH THE BASEMENT ACTUALLY LEAKS, BUT CANNOT BE BLAMED SINCE THE PROBLEM AREAS WERE EITHER PAINTED OVER OR OTHERWISE HIDDEN FROM VIEW.
