I worked with Sherri Hunter to purchase a home in June of 2016. The sellers of the home did not disclose major problems with the property which has left me on the line for tens of thousands of dollars in damages. The sellers acted suspiciously throughout the buying process. However, my agent who I paid a lot of money to represent me, did nothing to warn me about their behavior. Sherry Hunter of Keller Williams in fact withheld several pieces of critical information from me to ensure that the sale went through on the property at 5333 13th Ave S in Minneapolis. 1. Sherri provided me all documentation which would have been relevant about the homes I was purchasing. She didn’t provide me the TISH report that would have identified problems with the homes that was not disclosed by the sellers. 2. She withheld that the sellers did not pay the water bill and that they tried to pass that bill onto me. I only found out about this at signing. At the time I was very worried that if they would do that, what else would they do. Sheri provided much reassurance that that was exactly why they are hired to look into these things and that I shouldn’t worry. She said, “John, you got a great house!” 3. The seller waited until the day before signing to complete a repair that had to be inspected by the city, otherwise the sale would not have gone through. If the sale hadn’t gone through I would have been essentially homeless because my lease was up at my apartment and I hadn’t made plans outside of the purchase of this home. I didn’t even know that I would have needed to do so, because Sherri Hunter did not give me any warning about this situation. 4. Sherri Hunter was suspicious of what was going on with the property. She didn’t make me aware of it but she wanted to check in with the property. She sent a request to the sellers to see the property the day before our final walk through inspection on the day of the showing. They denied it. I wasn’t made aware of this until the day of signing. Sherri Hunter and Keller Williams made thousands of dollars by ensuring that I moved forward with this property. They did so knowing that the seller’s behavior was out of the normal. If I had known about this behavior sooner, I may have had time to process the information sooner, and may have had a different outcome. ====== The broker's chose not to respond to Sherri withholding information and instead said this about me: Mr. Kozlik's accusations are totally unfounded. Sherri Hunter provided him with the Truth in Housing inspection report and the Seller's Property Disclosure Statement. He hired a home inspector to review the property as well. All of the conditions of the home were fully disclosed to the Buyer. In addition, Jim Camarata, Broker for Keller Williams, spoke with Mr. Kozlik and advised him to seek legal advice and to file for arbitration (as per his sales contract) with the sellers, who flipped the property. To date, he has not filed arbitration. Instead, he continues to harass the mortgage company, the electrician, the sellers, the home inspector, and Keller Williams. He has extorted money from the home inspector and mortgage company in return for him to "go away". His issue with the water penetration in his basement is with the sellers of the property, not anyone else. He signed mandatory arbitration in his purchase agreement and needs to follow through with this . I'd like nothing better than to get this resolved between himself and the people who sold it to him.
