"This Patio was poured in 10/12/22. On 1/29/25 (3 yrs later) I was contacted about a slight heave along the control joint. Customer said it was up about an 1". I mentioned that this was due to the frost, which was 7' deep this winter in spots, we had a heavy rainstorm followed by subzero temps in January. I said i would stop out to take a look this spring. He had mentioned that he had caulked the joint but wanted me to take a look. I stopped out and it had gone back down but still had a slight lip. Customer then mentioned that he wanted a refund and said I told him that it would not move. Not True we live in a Freeze Thaw state and everything not bellow the frost line will move. There is No Cracks at all in the patio just a slight lip along the control joint which is doing what it is supposed to do (crack in the joint so the concrete can move without cracking.) I mentioned that it's not warranty issue and said it will likely work its self-back down. Did I mention this was done 3yrs ago."
"When you build a timber retaining wall or any retaining wall, there is always a 1/2" step back as the wall goes up. This way the wall leans back into the hill. I explained this several times to the homeowner. I'm sorry he feels this way but I build it the right way."
"Who wrights a review 2yrs after the work was done. I would like to explain. We removed and poured a new apron and sidewalk we use 2"x4" wood forms as does every body else in the industry. I explained that a 2x4 is really only 3.5" tall and has been for decades but its still called a 2x4. We used 2 #4 rebar in the apron which is over kill but I try to prevent all cracking. I explained after the winter when she called me out for the crack which is a hairline crack that we live in a freeze thaw state and that the ground moves and all concrete cracks as it cures, it shrinks and these are called shrinkage cracks. Which is why we use control joints.I explained that if the crack opened up we would replace it. Which it has not. The customer also failed to note that the down spout ran into the ground and flowed back towards the apron and that the water run off is keeping the soil by the apron wet which in the winter cause the ground to move more. The crack came off the inside corner of the garage were it stepped back 2' for the third stall garage. We saw cut it straight off that line but the crack came off the inside corner about 6" long and as I said above a hair line crack. The shrubs that we were asked to move are over 20yrs old and I said we would move them at no cost. If you no anything about plants the root system looks a lot like the plant it becomes woody when it ages so transplanting is very difficult to keep them alive. I hope I explained some of the errors in the customers complaints. Thanks"
