poor management of property especially with the move out  of the tenants
as promised they were suppose to do 2 inspection during the year, only 1 performed
as part of the move out shedule the company was suppose to get things checked and correct any potential damages
they missed things on inspection with missed vent filter change that was part of the lease agreement for tenants responsibility-i had
to get professional inspection on my own cost, VSM mentioned that they couldnt with help tenants deposit for this reason
although they charged significant amount for "cleaning" the house after move out and took that off the tenants deposit to pay KPS
they contract with what they describe as their "strategic partner-KPS, Klassic property service" to make sure the property is maintained properly and take care of things that need to be done, KPS appears to have charged significant amount for "cleaning" the house after move out, they had charge for "repair" and when we inquired further it appeared that they changed that from repair to cleaning fees, the repair needed to the house was minor but not completed as expected per management agreement
when we questioned the charge they said they are going to charge the tenant and so we should not worry
they also appeared to have accessed the house we were told by "back door" to repair things in the house, this was done without any notification to us, that they were entering the property after the tenants moved out and the lock box key was removed
overall we feel the company had poor performance with their obligations and lack stewardship and intergrity.

Inital set up of the lease had its frustrations, but its sign here or dont rent. Eventually I could get things repaired in the home, but not without head ache and having to deal with rude staff. When I attempted to see if the owners would also want to get out of the lease early, as I knew they wanted to list the home for sale after I got out, they made no apparent attempt to contact the owners but simply stated policies. When I went to do lawn care my last month of the lease, I discovered the home had been entered without informing me... Lights were on, multiple fans, air conditioning, walls and floors had been worked on. By the time I came to check out, I absolutely did not trust the company. When I asked for them to do the check out with me, after first dealing with a lot of rudeness, I was told that they could do it for a $100 fee, and that I had the option to take pictures. After I checked out, I got an email stating "Can you please call me regarding your deposit?" When I called back, they stated "thanks for calling. I wanted to talk about your deposit and your negative review", at which point they launched into a vent about how angry they were that I left a negative review. I stated the emailed said they wanted to talk to me about my deposit. They said, "oh, you left the place in good condition, thanks for doing that", and then went back into their anger that I left a negative review, also now stating how angry they were that I took pictures of handing in my keys and garage door opener. At that point I stated I was confused what they wanted to.discuss about my deposit, were they trying to tell me that they were holding it unless I took off my negative review? At this point they stated that was not the case, and went again into how angry they were about my review, now yelling. I stated I was sorry they were upset, and while there was one person at the company I am willing to communicate with (who has not been rude) , and I would call them, I do not need to put of with this treatment and vent, and I would have to hang up. I did call Ryan, who says he wants to work things out, but at this point I do not trust the company, and am waiting to see when or if I get my deposit back. It is horrible to not trust a company to the point I have to be prepared to go to court.
