My husband doubted from the very beginning that we had the quality inspector we had had before.  The house was a clean bill of health.  While he was at the house, he only tried to open up a couple of windows and stopped opening them after the second or third one.  We purchased the home.  The first week we were freezing in our house.  I went to check my son's windows to make sure that they were latched properly.  When I unlatched the window, it came crashing down on my hand and broke my finger.  The window was broken and was not caught by the inspector because he did not open any windows in this particular room.  I had a company come out and look at the furnace because air was not being blown out of the register.  The inspector never checked to see if there was air coming out, he just checked to make sure the furnace fired up.  Our furnace would not even kick in to second stage.  Our furnace had the potential of creating carbon monoxide.  The downstairs shower also leaks. Since this time, we have had problems with our appliances.  It has been a horrendous deal. I approached the owner stating I was not happy and he sent me a two page letter stating how this was not their fault.
Response from INSPECTA HOMES
"Inspecta Homes services are provided in accordance with the American Society of Home Inspectors Standards of Practice. Standard 10.1 requires an inspector to examine "a representative number of doors and windows", not each and every one. Standard 8.2 states that an inspector is not required to determine heat supply adequacy nor inspect interior components of a furnace, such as a heat exchanger. Inspecta-Homes prepared a detailed inspection report consisting of 24 pages, and including photographs of the subject property. The issues raised are simply beyond the scope of a general home inspection. In the past 30 years, Inspecta-Homes has conducted over 100,000 home inspections in Minnesota and Wisconsin. Even a satisfaction rate of 99.9 percent will still create a small number of customers who are not fully satisfied with the report they receive. Inspecta-Homes strives to ensure that each and every inspection is performed in full compliance with our contract, the ASHI Standards of Practice, the expertise of our inspection team."

They were fine. I actually did not end up re-financing. I had cracks in the foundation and they underrated the bank assessment foundation cracks. They wanted a foundation inspection that I did not want to do because it was another $600 or $700 and then they ran out of time. I would not blame them for that. I would use them in the future if I had to buy a house. I would look someplace else for re-financing but it has nothing to do with them.

Mitchell did a home inpsection on a house I had put an offer on. He was punctual, efficient and explained everything along the way. As a first time home buyer I had a lot of questions and he was happy to answer them, even though I had scheduled him at 3 pm on Friday afternoon. He also took time to go through the truth in housing report that I brought along with some specific questions. At the end of the inspection, we went through all of the pictures he took and he described things that I could likely fix on my own, and gave some opinions about things that I might want to follow up with experts/contractors. He gave me all of the pictures and the report on a CD and emailed it to me and my realtor. I would definitely use Mitchell again.

Our inspector, Mitch, took about 4 hours to thoroughly inspect the home we are purchasing. He arrived on time and completed his work without much interruption to us. Mitch was very particular about keeping everything clean, including placing cloths on the ladder rests to prevent damage to the walls. It was clear Mitch tried to find every possible flaw---down to a faulty knob on the kitchen exhaust hood. At times it was hard to distinguish major issues from minor issues when we went through the report (which he did with us, showing us pictures or offering to take us to the specific issue). But, it was appreciated that he didn't "talk down" to us. Overall, it was a great experience and I am confident Mitch found all possible issues he was capable of! Our final product included a CD Report and all pictures from the inspection. The report was also emailed to us. I highly recommend Mitch and Inspecta-Homes.

I called Inspectahome and got an inspection scheduled on short notice. Dan arrived on time and we proceeded to start the inspection by walking around the outside of the house. Dan seemed pretty knowledgable and pointed out some good and bad points on the house. He noticed evidence of a roof leak inside which I would have missed and also noted there was improper venting on the roof which had caused ice dams. Time will tell but he seemed to be thorough. The inspection took 3-3.5 hours. He went through the report with me there and gave it to me on CD on the spot. He set up the radon equipment and came back two days later and called me with the results. He took lots of pictures which he included with the report. I wouldn't hesitate to use Dan again.

Both inspections were very thorough, and both inspectors (2 different people) did a great job explaining their findings in detail and giving us a good sense of what we could fix ourselves vs. what we should hire out to fix. Both inspectors were on time, they took their time but didn't waste time, and they both issued reports on the spot and then followed up with a more detailed report within a week. In the case of the Truth in Housing inspection, we were on a very tight time frame to list the home, and the report was uploaded immediately because of that, which we appreciated. We also appreciated the CD of photos on the inspection of our new hom.

John Vruno spent 5 and a half hours inspecting the massive duplex. Although the house was larger than expected, John honored the price that was set for the home. He did not let appointments further in the day rush his judgment or professionalism. I am a risk averse first time home buyer of a 100+ year home, so I had lots of questions all of which John answered. I wish I could of gotten more help about how to use the report. Should they fix everything, what is the next step in assessing the cost of repairs, what should I pay for and what should I negotiate for? The report and pictures were generated on the spot. Plus, John was able to give me a lift home because it was on his way.

Very well. The inspector arrived punctually and did a thorough job of examining the house. He explained things as he went along and answered my questions as they came up. His report was compiled promptly and was quite understandable. Inspecta Homes inspects to ASHI standards, which is what you want when getting an inspection.

The office responded promptly to my call and recommended a specific inspector based on my stated preferences (e.g. very thorough, willing to take the time to step through everything with me to explain what's good & what's bad and describe general maintenance guidelines for the home I had made a contingent offer on). The inspector did an excellent job and exceeded my expectations. I had used Inspecta-Homes once before for a previous Buyer's Inspection and they exceeded my expectations both times. The inspector went through the house with me step-by-step and explained "the good, the bad, and the ugly." I knew exactly what I was getting myself into (both in a positive sense and an "under advisement" sense) when I went back to the sellers of the house, requesting a price adjustment. I learned about Inspecta-Homes through my real estate agent initially plus my previous experience with this company. I'd use them again in the future should the need arise.

Inspection was done quickly and price was comparable to other companies. My biggest complaint was that the report from the inspector contained incorrect and imprecise information. Such as saying that the GFI outlet in the bathroom showed an open ground, when a professional's tool shows it was fine. His only response to this was that it tested incorrect when he was in the home. Inspector also stated that he was unable to open the window sashes, but neglected to note that he was referring to upper sashes. The majority of these were no more than 30 years old and functioned normally. Lastly, the inspector left clumps of dirt from his shoes/boots throughout the house.

They were very thorough, pointed out everything that I could see and much more. They put everything into perspective in regards to the items found and the issue/problems that they presented. They also provided a detailed report that included photographs of important areas. It was a very good experience and I would use them again.

Dick was on time. He was polite and pleasant. The company was not the least expensive we might have chosen but our inspector seemed knowledgeable and the company was able to accommodate our rather limited timeline. We were satisfied with the time he was willing to spend and his willingness to discuss matters - pros and cons - as they related to the property he was inspecting. We were very satisfied with the experience and have not discovered any glaring omissions in the past few months since the property was purchased.

DICK FAIRCLOUGH WAS AN EXCELLENT INSPECTOR. HE WAS ON-TIME, THOROUGH (TOTAL INSPECTION WAS 3 1/2-4 HOURS) AND EXPLAINED EVERYTHING WELL. HE GAVE US TIPS ON HOW TO FIX SOME SIMPLE DO-IT-YOURSELF TYPE THINGS, BUT ALSO GAVE US STRAIGHT ANSWERS ABOUT LARGER FURNACE AND HOTWATER HEATER PROBLEMS. HE DOES SOME REMODELING HIMSELF ON THE SIDE AND ALSO GAVE US SOME TIPS ON SOME OF THE REFINISHING WE WERE PLANNING ON DOING. HE DID AN EXCELLENT JOB FOR US, AS FIRST TIME HOME BUYERS AS HE WAS HAPPY FOR US TO ASK AS MANY QUESTIONS AS WE COULD COME UP WITH, AND HE TOOK THE TIME TO ANSWER THEM ALL THOROUGHLY.

WE PROVIDED THIS REPORT TO PRE-EMPT CONCERNS ABOUT OUR HOUSE AND THEY DIDN'T PULL ANY PUNCHES. WHILE I WASN'T THRILLED WITH SOME OF THE THINGS THEY IDENTIFIED, THEY DID WHAT THEY WERE HIRED TO DO IN A TIMELY AND COMPLETE MANNER.

THE RESULT OF THE $320 INSPECTION? I ENDED UP GETTING THE SELLER TO FIX FOUR ITEMS AND GOT $3,000 OFF MY CLOSING COSTS BECAUSE OF MINOR PROBLEMS IN THE HOUSE. IT WAS CERTAINLY WORTHWHILE.
