Regarding the first two parts of the project, Goodmanson did a pretty good job. They were prompt and I feel as though I received a quality project regarding the garage floor and the driveway. They helped lay the class 5 for a patio area that I installed myself. We did have an issue with some pooling in some low spots on the driveway, which was never fully addressed but this issue has been greatly overshadowed by some serious problems I had with the water in my backyard.
Based on the complexity of the drums in the backyard Rick Goodmanson (an owner) was my main point of contact. Rick was reasonable to work with and explained that they had done this type of work before. An example he used was that they installed drums under a parking lot that was having some drainage problems.
After the project was complete I was pretty happy with the exception of the grass seed not growing because it was too cold in November, which was not their fault.
The first time I noticed a problem was in early December, when I saw some pooling in the corner of the backyard. This surprised me because there was not a lot of rain/snow. I brushed this off not wanting to raise a stink too early. The next Spring was an absolutely horrible experience. The minor puddling issue that I had the year prior turned into a lake that I had to deal with 3-4 times before the end of May. I had to purchase a 1/2 hp submersible pump in order to keep the water from creeping near my house. I also had to remove the water since it was flooding my neighbors garage. I was out in pouring rain hooking up the pump many times, sometimes very late at night and early in the morning.
When I contacted Goodmanson about the issue, Rick came out and basically blamed the entire problem on the cold winter, but the problem continued to happen into the Spring and well into May. When I contacted Rick about this again he blamed the issue on the amount of precipitation we had had. When I pulled the precipitation records compared to the year before and it was actually lower this year when you factored in the snow falls since January. He then proposed to install a permanent sump pump in one of the drums, which was going to cost be an additional $3,000.
While I agree with the fact that this winter was cold and the frost did go lower than usual, the issue is the Goodmanson changed the grade in my backyard in a way that caused the water that was previously in my neighbors yard was moving into my yard.
The year before my pools were less than 1/4 the size of my neighbors. This past Spring they were almost double the size.
At a point during the middle of the summer Goodmanson stopped communicating with me. Rick did not respond with emails or phone calls. He went completely radio silent.
Since then I have had two contractors who have done with in my neighbor hood over to assess the situation. Their opinion was to install something that was actually going to remove the water as opposed to just store it. They agreed that Goodmanson made the situation worse and the estimate to fix the problem was about $10k for both contractors.
Since emails and phone calls were not working with Goodmanson, I wrote up a letter describing the situation, including the pictures shown below. I was requesting that since they caused the problem in my backyard that they help pay for the solution to fix the problem that they created. I asked them to respond in 30 days...
I sent that letter in the beginning of September. I have since called Rick at the office and on his cell phone asking him to respond to the letter. Once again, radio silence.
This type of service is unethical and disgraceful. If needed, I plan to file a claim in court in order to force a response from Goodmanson.

Goodmanson replaced our concrete stairs that lead up from the sidewalk to our yard and the first half of the walkway slab next to the stairs as they were cracked and crumbling. Their bid was the most expensive we received of the three we requested, but JP did an excellent job in communicating why we should go with them and forewarned me their bid would likely be higher. They were very detailed in what they were proposing for the replacement steps and what set them apart from other contractors.
Overall, I was pleased with the job they did, however, the only small complaint I had was the stairs did not have quite the uniform look to them I was expecting. There are some streaking patterns and a couple of different color splotches in the steps - they aren't very large/distracting, but definitely noticeable. At first, I thought this might have been a product of the curing process, and they came to take a look when I asked about it. They did tell me that it should dissipate over time, but it hasn't. It could just be my expectations were off, but I was expecting a pretty uniform finish/appearance to the concrete.

The crew was on time and went right to work. Tearing out a concrete driveway is a noisy process and is impressive to watch. The first day was spent preparing the site, sloping the grade properly, and adding base material and rebar. They poured the concrete on the second day. They were very neat and left our driveway area clean. They planted new grass and left extra dirt and seed. We are delighted with the result. The only downside was all of the concrete dust that covered everything in the garage. This resulted from sawing the garage apron. Goodmanson is not cheap, but they do quality work and have a good guarantee.

The company employees kept us well informed from the estimate until the project was complete. We received updates as to what was happening, they answered questions whenever we had them in a timely manner. They provided a high quality of workmanship and a high quality product. When we had concerns about a hill that had been dug out too much and also washed out with the rains, they took care of rebuilding the hill! All the employees were very professional and they cleaned up daily. The garage and concrete work looks wonderful and we are very pleased. We would not hesitate to hire them again.

Rick Goodmanson was accessible and supportive throughout the process, answering our questions and stopping by frequently. The entire crew was respectful and professional. Everyone worked extra hard to finish before our daughter's graduation party, for which we are eternally grateful. Although we opted not to pay for Goodmanson's to seed the work site, they not only seeded the area bordering our neighbor's property, but they also seeded a large section of our site and left us a container of extra seed. Finally, the work crew replaced the landscape rock that we had moved aside, finishing off the site beautifully.

It was a pleasure to see such commitment to quality, attention to detail and willingness to work with the customer's wishes. Rick and his crew were top-notch.

From the first visit by the project estimator to the final visit by the operations manager, I could not be more impressed. Their bid (minus the stamped border) was about 15% more than another bid, but this was easily justified by (1) concrete that is 5.5 to 6.0 inches thick and high quality (2) rebar in 2’ grid pattern supported by 2” chairs (3) 10-year guarantee The crews that did each respective task arrived when promised and took pains to do the job as if it was their own. Their thoroughness and attention to detail is commendable. If you are getting bids for a driveway, you owe it to yourself to get a bid from Goodmanson Construction. It was a treat to work with a company that is professional and courteous, folks who made it a priority to provide good customer service.

After the big December snowstorm, our association was pretty much snowed in. Our regular snow removal provider was unable to get the job done after an equipment breakdown and pretty much quit on us. We probably called around 30 snow removal service providers on Angie's List but everyone was too busy to help. Finally Goodmanson agreed to bring a truck and front end loader to remove and haul away the snow. They could not come the day we called, but said they would be there the next day. They showed up the next day, well into the evening, but determined to meet their commitment to us. Their crews had been working extraordinary hours and waiting until the next day would have been understandable. But they showed up and did a superb job. Goodmanson's snow removal business is targeted at much larger areas such a shopping center parking lots, etc., than what we have in our association. Nevertheless, they agreed to help, and while we would not be a good match for their routine snow removal business, they said to call again if we ever get in another bind. We found their willingness to go way beyond what I'd consider normal for an organization that is not a regular customer was extraordinary. Frankly, I'm at a loss for words to express my gratitude for their response to our very difficult situation.

I found them to be excellent to work with. They were a local referral from a friend. Their overall company value was good. They were reasonably priced as well. They were thorough even prior to the contract being signed. They did a lot of work preparing for the project before we signed the contract. I would say they were honest people and they did a very professional work. They were meticulous and cleaned up after themselves. They did a fairly large project in a short period of time.

Initial contact was great and we were confident that the job would be done to our expectations in a timely manner. We wished it could have been a better experience, but we wanted to keep our existing very old garage and that posed challenges to the job. The scheduled start date told to us was not followed through on, delaying the project for another week and then delayed another week more due to the heavy rainfall. We were not told early on that they were not going to plan on showing up on the scheduled day, so we actually waited for them all day. We had to call them to try and find outwhat happened with the no-show. The actual worker for the job showed up in a timely fashion the following week and worked alone so progress was very slow. We were told that it would all be wrapped up in a week, but with the rain delay, that would not happen. Part of the job included reinforcing the structure, in this case they sistered new wood to old roof rafters. When they said that they were coming in to start framing we thought they meant that they would actually add more to help the roof- not just adding 2x4s to the existing 2x4s on the sides of the garage.) There is some added support to the roof, and if they had more than one guy doing the heavy lifting, we might of gotten what we had envisioned. The bottom 3-4 strips of siding were removed and we wanted it to be replaced (with something that matched the rest of the siding of course) and just wanted to know the cost but they couldn't get back to us and never did and just put green treated siding up because it was what they had planned. The worker showed up in the morning to explain that the plywood was going on and we got him to stop and get a hold of the guy who could tell us costs but the guy never followed through to tell us any costs or any other options to the ugly treated ply. The actual concrete work looks great but having been home to walk though with the inspector, we sensed some disapproval with regard to the concrete contacting the wood. Only time will tell how well it holds up. Before we hired Goodmanson, we talked to another friend who just built a new 1-car garage the month before and he spent the same price as us. Other vendors we contacted did not want to do this job unless they could tear our garage down and just build new. The cost would not be much more to build new but we stuck to our plan of saving the structure because we believe that newer materials can sometime be of lesser quality than old. Goodmanson wanted to take on the job, but through the process that sentiment seemed to fade. We paid what they wanted and when they wanted and are not the sort to hover and distact the work during the process- which should be a really desirable trait in a client. We just wanted the same quality of work they would want in their own home and I don't think we got it.

The sales rep listened to what we were looking for and gave us a selection of options in our estimate. The crew foreman came out prior to the start of the project to make sure we understood how the work was to be done. The project went very quickly. From the demo of the old driveway to the completed slab was less than 2 days. The staff worked very well together and you could tell the pride they had in their work. The attention to detail was evident.

First of all, this report is a year late. We spent most of the summer of 2006 pricing different driveway + sidewalk replacement options, getting estimates from about a half dozen contractors. Even after we narrowed our focus to Goodmanson, Merl gave us estimates for about 3 different options. We finally made our decision in late September. They were able to complete the installation in mid-October, working around rain and falling leaves. The rain delayed the pour and also warped some of the forms, requiring reworking them before the pour. We really waited too long to have this done and it was amazing that one one leaf impression is visible in the concrete.

The good is that the work has been done professionally and appears to be well done however the process has been as bad as any company I have used. They appear to be unable to communicate even though job is still not finished. This is October 31 and they started September 24. The estimated time to complete was one week. A series of problems occurred which only upon repeated calls did I ever get an incomplete answer to.

I had a great experience with Goodmanson. I received other estimates from other contractors, but Goodmanson did it right. The estimator I talked with was very detailed in showing me what was included in the price. The guys working did an excellent job and they were also very personable. My sidewalk and driveway look great and I have been getting compliments on them all of the time.

I am really happy I choose these guys. My neighbor had another company come out to replace their driveway and half way through the project that company pulled out. Goodmanson was there on time every time...they even started early!! I had my old driveway torn out and replaced in 2 days. I didn't have to worry about anything. The grass around the driveway was replaced with seed and the workers were very polite throughout the project.
