All project development, preproduction, management and oversight are produced / provided in house. As is customarily our process we provide initial design concepts and renderings in the project development phase and may either complete the design and planning in house or reach out to a select group of independent,dedicated design, architectural and engineering professionals that we have come to rely on over our 20 year company history. We rely both on the skills of in house trades talent as well as engaging the skills of capable, qualified, licensed, bonded and insured trades co contractors. We will work with your designer and Architect. We are flexible, fun and engaging to work with and customize our services and installations to exceed the design and production expectations of our customers. For this purpose we have fostered relationships with capable and proven Independent designers and Architects who will provide design and planning services within the parameters of your budget. All general contract work requisite of planning and drafting is deemed by us to be "Contract Work". Such work requires concept planning, drafting, presentation and approval by municipal building officials, permits and execution phase planning and estimating. These services are priced in one of three ways to a prospective client. 1.) Bid to the client at a set price. 2.) Priced at an hourly rate with not to exceed cost parameters documents prior to start of phase. 3.) Determined as a percentage of overall contract price to include change orders and add items to a contracted project. For the purpose of pricing / bidding a project we break the project down into phases 1.) Estimating: a. Preliminary action that provides minimal scope and planning for the purpose of developing a budget. This is seldom a reliable number and will either peak interest or scare you away. 2.) Architectural and Design phase: Draft plans specific to the project and location. 3.) Bid Phase: Pricing developed for the client by the contractor from a completed set of plans specific to the project and culminating with acceptance of price, contract document development, review, acceptance and signing of documents. 4.) Project Development Phase: with the bidding phase for the project. a negotiated Price for this aspect of the project is usually determined by a percentage of total project bid price or estimated price. or you may negotiate with us for an hourly rate or set price for these services. We customarily price project development costs at a % to contract price with a "Not to Exceed" clause in the language of the contract. We also price for site management and coordination and may add for additional administrative expenses based on percentage of price for change orders and add items that exceed allowances in the contract. 5.)Execution Phase: Having completed all planning estimating, architecture,design, bidding, Contract documents & project development, we are ready to move to production / execution phase.
