Tim at Lake Land Home Exteriors seemed very nice and professional . The quality of the work, however, was very poor. The framing around the doors on the basement was crooked and had to be redone by a new contractor in order to get any door to fit properly. The taping and sanding of the drywall in the basement were also poorly done and had to be redone by another contractor. There was no protection put down on the finished floors which got competely scratched up.

This was an extensive remodel and was done in several stages. While they did a good job overall, there were several glitches and unfortunately it seems they went out of business and I cannot get them to return any phone calls after assurances they would fix the final list of problems. Tim was prompt with the quotes and furnished letters from his bank and an insurance certficate. His license was in good standing and no complaints from the BBB. There were a few changes to the original quote as we did more research. Removed stucco and siding and replaced most of the damaged underlayment board. Removed existing windows and 1 sliding glass door and replaced with Marvin windows, of which I am very happy with the quality of the windows. We did have several screens and handles missing. All missing screens were replaced but 1. Handles still MIA. The exteriors were clad in aluminum and the interiors were stained. The finish trim they did around windows. Although we were assured the windows would be the same size as the existing ones and the trim would cover so that we would not have old paint lines, there were unfinished gaps around the windows on the interior of the house I made them fill and repair. I ended up having to do the finish repair around the trim and repaint in many of the room. The finish trim was cracked in many places, the staple/nail holes are very noticeable and were not finished well. The windows themselves work great. They wrapped the house, used fanfold insulation and then finished with hardiboard. It looks great. Wrapped the soffits and trim in aluminum which looks ok. A few of the nails have popped out already and we had to fix ourselves. There was some leaking this winter under the soffits and inside the siding, but traced it to a gap in the roofline and the gutter, which we had repaired by another roofer. This was unfortunate as they also had replaced the roof at the same time, but they seemed to miss this area. Other than this, the roof held up nicely with our heavy snowfall. We did have 1 leak, but it could have been from the deep snow around the spinner. The work went quite quickly given the scope of the project and the crew was receptive to any concerns. The doors were another matter. The interior garage door was not hung correctly and did not close properly, but they did come back to rehang it. We had to have someone else repair some damage they did to both the front door and service door that they never came back to fix. The exterior paint on the front door was not applied properly and just scraped off. We had to hire a painter to remove all the paint and reprime and paint. Up until the last list of problems to repair, we were pleased with the majority of the work done. If we were to do it again, I would have someone else install the doors and finish the inside trim. 95% happy with the work which is probably higher than most remodeling project of this scope. Too bad they stopped responding to customers phone calls.

Replacement of windows and doors went well. I SHOULD NOT HAVE GIVEN THEM THE FINAL PAYMENT UNTIL ALL THE PAPERWORK WAS DONE. I HAVE REQUESTED THE INFORMATION NEEDED FOR THE TAX REBATE 7-8 TIMES OVER THE LAST 6 MONTHS. THIS KIND OF RESPONSE IS TOTALLY AND COMPLETELY UNACCEPTABLE.

Tim is great to work with. He is flexible and willing to listen to the homeowners ideas. I changed a few details during the process and it was no problem. Tim is very responsive. Some small problems with finishing details were corrected immediately. There were some mix-ups on the part of the supplier (Not Lakeland's) which delayed completion a little, I was not in a hurry though. Ask for the Angies list discount!!

Overall this family run business did an amazing job. Lakeland Home Exteriors also does interior design as well. They just go over and above what they need to do. They actually come and work. All in all it took them a week to finish everything. They were extremely professional and on time every day. After it was over I couldn't even tell they had been there, that s how good they had cleaned up. I would highly recommend this company. They are just fabulous.
