Would not recommend. Following a $630 home inspection with EVS, we identified many missed items, the largest and most expensive to us was a bird intrusion in our attic. Two different wildlife companies were consulted (because EVS insisted the first one was inaccurate) and both concluded the evidence of dead birds, droppings and the massive size of the bird nest were all indicative of a longstanding issue that should have been caught in EVS' inspection. Following both conclusions and MANY photos for supporting evidence, we provided the update to EVS, paid more than $2700 to correct the infestation and asked EVS for some contribution/consideration of refunding part of our inspection fee since it was clearly an oversight on their part and our documentation and (2) expert opinions supported it. To date, no one from EVS has came to see what their employee missed, apologized or offered anything as a result of their terrible service. Instead, they made accusations that we completed a remodel of our attic (which is as insane as it sounds) and refused to accept additional photos, video or the continuous open invitation to revisit the space to see the attic is in THE same condition as when they (should have) inspected it. In reading through other reviews, it appears this is their pattern (miss critical items - blame - ignore). There's nothing worse than a company that won't accept responsibility for their misses and expresses insanely poor customer service when it's brought to their attention. Don't go with Edick. They don't stand behind their work. I used Edick for a home inspection on a condo I was purchasing. Their neglect caused me to unexpectedly have to buy a refrigerator as soon as I moved in. They stated that appliances aren't a part of the full inspection and their "functionality" is all that is reported on. They listed my refrigerator as "functional" in the inspection report but it was not cooling to the proper temperature during the inspection. The picture they had in the full inspection report showed a temperature reading of 52 degrees. The temp should be at or below 40 degrees. Just because a refrigerator runs doesn't mean it's functioning properly. It is "functional" if it's cooling to the proper temperature for its intended purpose. When bringing this up, Ryan stated that the inspector isn't there long enough to confirm the proper temperature on refrigerators. However, the inspector was clearly there long enough to get accurate temperature readings. They had a picture in the report showing the temperature of the freezer which read -7 degrees, which is lower than the recommended freezer temperature of 0 degrees. If the freezer temp was well below the recommended temp and the refrigerator was much higher than the recommended temp, that would clearly indicate that something was wrong and warranted further review. Yet they stated it was "functional" and refused to admit their oversight. I would NEVER recommend Edick to anyone who wants an inspector that will do more than just walk through your place and check everything as "functional" when it clearly is not. All of my groceries had to be thrown out and I had to wait 2 weeks for a new refrigerator to arrive, during an already stressful time of purchasing and moving into a new home.

Outstanding! Couldn't be more impressed with this company, and their workers. Any questions we had, they had the answers to, they made sure we knew about everything the home had, and even gave us a full list of contacts in case of future home needs. This is what I was hoping for when I called EVS, but wow! They out did themselves for sure! Definitely recommend going with these guys, OVER anyone else, simply would be a mistake to use anyone else! Thanks again EVS!!! We really appricate it.

The quality of the inspection was unacceptable. My wife and I accompanied the inspector during his visit and noticed several obvious items missed by the inspector (missing door hardware, a kitchen drawer that could not be opened after the inspector assured us that he had operated each one individually and found them to work "very smoothly", etc. etc.). He was also unable to answer what we felt were basic questions about the condition of the house. Eventually it occurred to me to ask the inspector how long he has been performing inspections. He tried to avoid answering, and was extremely defensive. I asked again and he said he has been in this field for less than a year. I'm sure there are inspectors that can do this work with similar experience levels, but this particular inspector could not. My biggest concern was that, in addition to the obvious things, the inspector might also have missed some non-obvious things, and some of those might turn out to be expensive to fix. I informed the owner of the company, Ryan Edick, that I did not want the report, and would not pay for it. I was surprised when he said I had to pay for the report regardless whether I actually received or used it, which he continued to pressure me to do. I said I wanted nothing further to do with him or his company, and I obtained an inspection from another company. I was going to let this all go as water under the bridge and write it off as a fluke, but today, 2 years after I wound up buying the house(!), I received an email from the same person, Ryan Edick, accusing me of attempting to access the report. I had no idea what he was talking about, and told him so. I hate to give an unfavorable review, but I really cannot recommend working with this company.

Erik our inspector was absolutely amazing. Very professional and thorough. Our agent mentioned multiple times how impressed he was with Erik and his services. Explained each room in detail and in verbiage we can understand. He helped us weigh the pros and cons and gave us his professional advice. Very knowledgeable and personable. I will definitely be using this company and Erik for any future inspection needs! Definitely recommend!!!

We are first-time home buyers, so home inspections and the entire process of buying is new to us. The Edick team (our inspector was Erik) thoroughly inspected our new home and provided extensive details on issues both large and small. He provided a comprehensive, easily-readable report that included photos, extent of damage, steps to repair and estimated costs for any/all needed fixes. While the amount of information was overwhelming, Erik was more than open to any and all questions and allowed us time at each phase of the inspection to ask for clarification and any additional details. I couldn't be happier with the outcome of the inspection and the kind of immediate trust and report that is needed for this type of process. They were available for immediate follow-up questions after the inspection and gave a full list of trustworthy contractors for any of the needed fixes that we came across. I couldn't recommend Edick more to anyone that is making their first or future home purchase. They are the real deal. Kind, courteous, professional, timely.

Ryan and his team always deliver when we need them to. As a Realtor, it helps when a home inspection company is always available during the limited number of days that our clients have to complete their due diligence process. Ryan has a number of accomplished inspectors who can accommodate if another is busy. And they're always honest and unbiased whether they're hired by the buyers or the sellers. They are extremely thorough but point out both good AND bad and don't feel the need to make mountains out of molehills to prove they're worth their fees. Their reports are clear, concise and comprehensive with lots of photos, helpful advice and lots of other great supplemental home repair and maintenance information. Their inspections have helped save our buyer clients tens of thousands of dollars through uncovering things that help the buyer decide to walk away from a purchase, OR to uncover things the sellers should fix. They have also saved our seller clients tens of thousands through helping them be transparent with prospective buyers and bringing things to their attention to be fixed BEFORE they list their home for sale. The only complaints I have received about them from our clients are from the very few clients who clearly didn't read the very detailed notice from Ryan about what is entailed in the inspection process, i.e. the inspector cannot, for liability purposes, move the owners stuff in order to inspect what's behind or under it, AND the inspector is an inspector, not a psychic who can predict the future. I have recommended their team literally hundreds of times and will continue to do so because they are great.

Anthony B. did my home inspection. Short summary: He was great. Give them a call. Longer summary: 1) Booking the appointment. It was very easy. I selected the date and time that I needed and received an email back within in about 15 minutes confirming my appointment (note: I booked an appointment at 2pm and the inspection was from 2pm to 6pm for my Townhouse. They had me show up at 5pm for the last hour where Anthony did a great job of walking me though. So, just consider that this inspection does take some time if you have some other things you're planning on doing afterward). 2) Timeliness. I was flying in from LA and had a lot of things that I had to take care of since I am moving from out of state (from CA). Anthony was on-time and ready to roll as soon as I got there and we wrapped up right at 6pm. 3) Walk-through. The walk-through was great. Anthony did a great job of explaining all of the systems of the house (HVAC and Plumming). He showed me exactly what were the most important things that I should consider and was able to answer all of my questions (Anthony was clearly knowledgeable and experienced). 4) Payment. Payment was easy. Anthony had one of those convenient credit card payment squares on his phone and he had any invoice ready for me. 5) Follow-up. THIS IS THE BEST PART. Anthony prepared two PDFs for me. The first was a shorter PDF that was a summary of inspections findings. It was very organized and included the Item, the Condition of the item, Implication of the condition (e.g. safety concern), Location of the item, Task required (e.g. replace), Time (e.g. immediate replacement needed or at your discretion), and Cost of repairs/maintenance/replacement. The second PDF includes a little more information. The PDFs had internal hyper-links an was easy to navigate. With the estimated costs and the suggested urgency of the finding, it was easy to either come up with a list of the items that I wanted the seller to fix or how much to ask in price reduction on the original offer. I definitely recommend using Anthony and the EVSMN team.

It went great! They were on time, Delivered a summary and final report within hours. Did a quick verbal out brief on location before they left. I would hire them again - I would recommend them. Details: My summary report was about 20 pages, hit all the highlights, The full report was over 70 pages and included lots of photos of my new house (vs. a bunch of canned photos/drawing). I actually did all of the ordering of this inspection from out of state. I arranged to have family meet the inspector at the designated time at the house and things went very smooth. I don't leave ratings very often, not unless I think others can really benefit. You can benefit from this company and they will give you your money's worth. Note: I paid more then normal because this was a sizable house.

Scheduled the appointment on Sunday and was able to get an inspection the next afternoon. The inspector was very professional and patiently explained any and all questions we had. He explained his methodology for testing, what he looks for, and how it compares to our results. I can't think of any way that they could have provided a better service and I'm very happy with the work they provide.

Excellent! The inspection was much more thorough than I expected. Everything was gone over with me room by room, and after explaining what was inspected and found in each room I was asked if I had any questions about what was found. All of my questions were answered by Erik, who is very good at his job. He had great knowledge of the severity of issues and possible long term effects and costs. They may have helped me avoid purchasing a house with many issues that I didn't notice with my previous walk through's, and saving me a lot of money in the long run. Their finalized reports are promptly sent in pdf format via email the same day - this helped us move fast to communicate with our realtor and make a deal with the seller. I would highly recommend EVS if you need a home inspection. They may just help you avoid costly issues that you might have missed when purchasing a home!

Great! Anthony was very thorough and answered all of our questions and gave us a lot of feedback and opinions that were very helpful.

It went great.  He was very thorough and walked us through everything he did once he was finished.  He also gave us side pointers with some of the appliances that are in the house for more efficiency when we live there.  We felt very comfortable with him doing the inspection with his honesty.

Dustin was thorough, professional, and overall great to work with. He completed and prepared the inspection in a couple of hours. During the walk-through, he provided a great breakdown of the entire home, inside and out. He gave very detailed explanations, additional detail and background on various features of the home, highlighted things to watch out for, and gave us general instructions on the various parts of the home and how to maintain them for years to come. He was knowledgeable, honest, trustworthy, and easy to talk to.

We received two separate reports within a day after the inspection was complete: a complete inspection report and a summary of the important and critical issues. Both reports were comprehensive yet easy to navigate and understand, they will be extremely useful to have over the years for reference. Dustin took photographs of every detail in the home that we needed to be aware of and gave us instructions and recommendations for both repair and general upkeep of the home.

I am a Realtor and we often use Edick Valuation Services. If I could, I would use them every time. They consistently provide inspections and reports that are incredibly thorough and helpful. Their reports are much easier to understand than others, and they do a great job helping my clients understand the findings. All their inspectors have been very professional and have often gone above and beyond to take care of unique scenarios/requests.

They missed a huge structural issue with my Foundation and then tried to back out of saying that they were even responsible for inspecting that area and if they didn't do it. They lied about saying they did not inspect a certain area, then they tried to blame me for causing the problem which had been there for decades. Now after buying the home, I am faced with a huge expensive project I must do. Unbelievable. They acted real nice and even reluctantly came back to see what they missed but then ultimately as I said blamed it on me. I tried to make a claim with her omissions insurance but they don't cover anything because if you sign up with this company they have a small print Clause saying that their liability is only limited to your small inspection cost nothing else. In other words, they could miss something huge, your roof could cave in, and you will not be covered by their insurance. I think the only have it for sales tactics.

Mark did a fantastic job with our inspection. He was not only very thorough in the house he was also very personable and easy to talk too. He also did a great job of explaining his recommendations and approximate prices. It's nice to know someone that's built homes for 15 years was inspecting our home. I would recommend Mark to anyone who's looking for a home we had an awesome experience. I've worked with other inspectors on houses we did not purchase and Mark was far and away the best!

EVS is excellent! I purchased a home last summer and after EVS did the inspection we decided the laundry list of things to fix was too much. The house was beautiful and even my agent thought the inspection would go smooth. Wrong. EVS found a leak in the attic, rigged wiring in the basement, electrical hazards and faulty windows that had been covered up to look bran new. As a consumer and new home purchaser I would not have had any idea these things were there, The grand total to fix everything was about $15,000-$20,000....which after price comparing to their vendors vs the ones I researched was correct. Actually the vendors EVS recommended were cheaper. Fast forward to May, we purchased a different home and had EVS do the inspection. Once again I was amazed at how detailed and precise they are. I worked with Anthony and he is EXCELLENT. He knows what he's doing and wants to help the buyer get into a nice home but also making you aware of what may need to be fixed/upgraded. He is easy to talk to and takes the time to explain everything. The report they give you is highly detailed and easy to understand. They also provide pictures, recommendations on vendors, cost, and if it's something that can wait or is immediate. I would recommended EVS to anyone doing a home inspection. Ryan Edick and his staff are wonderful hard working people who want the best for the buyer. They are honest and do a great job! 5/5 stars!!!

Dustin was awesome. He managed to tell us everything going on in the house without totally freaking us out - he was able to explain any issues, what we would need to do to remedy them, and approximate cost. He didn't just point out the big stuff, he also essentially showed us how to care for our future home and what steps we need to take to keep it in shape. Awesome for a first-time homeowner! The house we're purchasing currently has a disgruntled tenant, and Dustin was super awesome about navigating this. He has awesome home inspection skills and awesome people skills.
