INTUITIVE INSPECTION SERVICES

The inspection that Todd Hustad performed was not thorough and resulted in us discovering problems with their related costs after purchasing our house.  The largest problem so far is a large double pane window that we found lost its seal, with a replacement cost of about $6,000.  We personally did not notice this due to a shade that covered it, but we believe Todd should have found this.  We also had some electrical problems fixed that he had identified, but the electrician found a number of other problems when the repairs were done.  We had a home inspection performed on the house we sold prior to this house, in a different town by a different inspector, and the other inspector spent much more time and effort than did Todd.

On the good side, he was punctual, he seemed knowledgeable, and he provided his report quickly.  However, we are very concerned about what else he did not find.

We hired Todd Hustad of Intuitive Inspection Services for our home inspection in August. Todd was fantastic. He was able to come out and inspect the house within 24 hours of our initial phone call. He was very thorough, friendly, and detailed. If we are ever in need of a home inspection again in the future I would definitely use Todd again.

At first and during the time of the inspections, everything seemed to go fine. However, during the sales process of our house the potential buyer cited potential ice dam damage on one of our ceilings and because the inspector who did our disclosure did not address this up front, we were forced to make concessions on the sale. On the house that we purchased there were several things that came up that should have been addressed during the sales process and should have been discovered by the inspector. For example, there were roof pails in the attic space that were not noted to us during his inspection and we only found them when we were looking to insulate during the winter. Our front steps had been roughly patched and now need to be replaced which will cost 1000's of dollars, once again because the inspector did not note this. Finally, there was a serious issue with the electrical to our garage that he did note, but did not give us a clear path of remediation during the sale and therefore we will have to cover as our own expense. Overall the inspection for the house that we purchased was very sloppy and did not provide us with the detail that one would expect in order to avoid costly repairs AFTER purchasing the house.

Very well. Upon moving into the house many of our drains didn't work but we're not sure if that is something that should have been detected in the inspection.

Todd was amazingly thorough, going over every aspect of the duplex I was looking to buy. He was honest and told me exactly what needed attention and what didn't, and offered solutions to issues with the house. He was also very willing to answer all the questions that were thrown at him. The report he generated came in a very professional binder that also contained a list of contractors he recommended for a variety of services - I thought that was immensely helpful!

As mentioned previously, he was pleasant, knowledgeable, and easy to deal with. I would definitely use him again for any inspection needs.

He was very thorough and gave us tips and ideas on how to fix minor things on our own to save money. In his report, he gave us general maintenance which was great! He was just so helpful and answered all additional questions for us and even remembered our names throughout the whole inspection. We were very comfortable with him in our home and he was nice to our baby. :)

Todd arrived on time and worked efficiently. Bedsides the report he answered questions during and after the inspection and will be available for follow-up questions.
