BCL APPRAISALS

I received a recent appraisal from Ronald Retzer at BCL Appraisals. While the market is, not arguably, rapidly growing values, Ron decided to take it upon himself to manipulate the market. This is, from his standpoint, a reasonable thing for him to do, and who am I to say that it isn't? No one. The problem I have is the methodology in which Ron is going about this. We received the appraisal within the legal timing (2 weeks from request submission), we submitted a rebuttal due to the (only, usually 5) 3 comps being significantly different and far away (the closest was ~8 miles away). This rebuttal took him SIX days to respond to only to not budge an inch on his 9% low appraisal. If I could write a worse review of how unprofessional that behavior is I would. The appraisal was way out of line with the market and could devastate a real estate deal but the professionalism and lack of urgency are egregious and unacceptable.

Scheduling was very smooth and the inspector was on-time, courteous, and professional. There was a bit of an issue when a downstairs bedroom was classified as a storage room because I had it full of boxes and I don't think the inspector realized that it was code compliant bedroom (with closet and egress window). This was resolved with a follow-up phone call, so I was quite happy.

Jennifer appraised our home and tracked mud all over our white carpet. Mud footprints up and down the stairs and all over the basement. When contacted about it, company denied it could have been her. When further proof was given to them, they refused to answer any emails or follow up phone calls.

Went very well. Brian was courteous, prompt, answered our questions, and delivered as promised.

I managed to refinance the house successfully, and the person was very nice, but I think she undervalued the house, although it is difficult to say. The goal was to refinance the house.

I have not had good experience in the past. I researched through Angie's List the appraisers. I liked the reviews in BCL so I arranged the appraisal. Before work was started I was asked to give an estimate I was told it was reasonable and we proceeded. BCL was efficient, professional, and thorough in my opinion and me the needs of my lender. I would use them again if I need to and would highly recommend them to anyone that has the need to do an appraisal. _x000D_|

The market was really bad at that point and we wanted to see what our home was worth before trying to go do the loan. I got exactly what I expected with the entire experience. They stuck to the price that was quoted. I only had one small problem as I was expecting a written copy of the appraisal but they just emailed it. They did mail a copy after I called with no hassle.

This was a somewhat frustrating experience. The appraiser showed up 20 minutes late to our appointment. I expected the appraisal within 48 hours as listed on their website but it was the following week before I received the appraisal. I emailed a week later to inquire as to the status and was told I would have it the following day, which technically I did, but receiving it at 11:55 p.m. didn't do me much good with getting it over to our attorney. This has held up our filing a petition with the court by a week which could have a financial impact on us down the line. Quite a disappointment given that we paid more than we were advised to by our attorney for an appraisal but went ahead anyway given they advertise a 48 hour turnaround.

I am attempting to sell a relative's property. The court has required that I have two appraisals conducted on the property to determine its value. My attorney suggested BCL Appaisals as one of the companies. Julie Bjorklund inspected the property. She said that she would work with the other appraiser that I hired so that they could agree on a price for the home. She later sent me a detailed report in the mail. I feel that she did a good job.

Sara was on time, friendly, professional and efficient. The report was delivered the next morning via email and everything was communicated clearly and professionally.

She was right on time and the price was exactly as she she it would be. She answered all of the questions I had. She sent both an email and hard copy of the appraisal. We did not have to wait long for an appointment and she had a great turnaround time. It was a very good experience.

We received the appraisal in a very timely manner (w/in 48 hours of the visit). There were two corrections that needed to be made: address was incorrect and they put that we had an inground sprinkler system but we did not. Exchanges and corrections were made by email, and we had it taken care of very quickly (w/in the hour).

Ron answered his phone, rather than a machine, so I was able to learn right away that he was experienced and available for the work the following week. He called again two days prior to the job to make sure our time was still set. He arrived early and took care of inspecting the property with minimal intrusiveness. Three copies of a 15 page report complete with market analysis was mailed to me the following week. I had priced out the appraisal at $395 with another company. Ron's price was $400 minus $25 with an Angie's list discount.

It went very well. He came within a day or two of the call. He arrived on time and explained the process, he delivered the report on time and was willing to offer explanations behind his findings. We were satisfied with the process and his work.

Ron did an excellent job. He listened to my concerns and captured those issues within the appraisal. He arrived at the property for a walk-through at our appointment time, and turned the report around within the week. It was very thorough, courteous, professional and quick - all the characteristics I want in an appraiser, and I will not hesitate to use him again. In fact, I happily recommend his service.
