Our closing was scheduled for 8/12/08. On 8/11/08 got a call from my Bank broker telling me that Community Pride Bank was missing information needed to complete the 2nd loan. I was told the problem was that I no longer qualified for the loan because I didn?t make enough money on my own. I explained that my fiance and I were purchasing the house together and was told that our combined income was enough to qualify for the 1st and 2nd mortgage. I faxed the required information to your CP Bank rep. , Joe Babiracki, to prove that we did make enough money combined to qualify. CP Bank then said the loan could not be completed because they were missing other information. I furnished proof that I had sent this information 6 weeks earlier. All of these requests were relayed to me thru my Bank broker who was receiving emails from Joe. During this day I also left several messages with Joe asking that he call me back to resolve any open issues because the closing was scheduled for the next day. At one point I zero?d out of his voicemail to see if I could get a hold of anyone in his office. When I did this I was forward to someone who answered, ?This is Joe.? This person sounded suspiciously like the Joe I was trying to get a hold of. He demanded to know who was calling before he would answer any questions and once I identified myself he said he would transfer me to Joe. The call, of course, went straight back to voice mail. A short while later he did send an email to my mortgage broker stating that he knew I was trying to get a hold of him and that he was not going to accept the appraisal the Bank had performed because the comparable properties used in the appraisal were more than 1 mile from the new house. My Bank broker and Realtor both thought this was highly unusual and said that it was not uncommon for comp. properties to be 5-7 miles away. My mortgage broker responded to Joe, the CP Bank broker, asking if there was any exception possible or if we could find closer comps, trying to see what needed to be done to move forward with the loan. As far as I know there has never been any response to this request. Joe at Community Pride Bank has not responded to my 15 phone calls and 5 voice mail messages to this day. As a result CP Banks negligence in reviewing the loan materials and lack of responsiveness, I was forced to scramble to find new financing at 4pm on the day before my scheduled closing. The new mortgage that I was able to arrange cost approx. $100 more per month than what we had planned. The disrespectful and unprofessional treatment I received from Joe and CP Bank has cost me time and money. Their behavior was absolutely inexcusable. Their dealing with clients is dishonest and cowardly.
Description of Work: My Fiance and I purchased a house. We had arranged for an 80/10/10 mortgage with my bank providing the 1st mortgage and Community Pride Bank the 2nd mortgage. However, due to the dishonesty and unprofessionalism of Community Pride Bank we were forced to scramble to find alternate mortgage financing less than 24 hrs before closing.
