real estate appraisal
 + -1 moreHorrible!! First of all he arrived on the wrong day. We had rescheduled for later in the week and he showed up on the earlier day. He was non apologetic. He rushed through the process and when we received our appraisal back it came in lower then any house sold in our neighborhood and ours is one of the larger homes. The comps he used were not truly comparable to our home. His appraisal negatively effected our re-finance outcome.

 + -1 moreTerrible and I still had to pay. His appraisal affected our refi negatively. He didn't do the research necessary for a competent appraiser. I was surprised as his address is in Deephaven where I was raised. You would think he would have a clue.
Description of Work: Dean Loosbrock was hired to give us an appraisal for our home. His comps and very little effort caused us to get an undervalued appraisal. I got two more appraisals and the values were $65000-$70000 higher than the little work that he did. We are in a unique area that is older homes that are getting total remodels and teardowns with million dollar new builds. The other appraisers that I contacted scoffed at his appraisal pointing out many errors in is comps and measurements. Our home was recently remodeled to the highest standards and he said that our property was overimproved. On a park? In Edina, 2 doors away from a Million Dollar Showcase Home? Lousy is the best I can say. If you find out he is your appraiser, ask for a better one.
