We provide top quality service and a detailed inspection report. Educating you about the property you are buying is important to us and we even answer our phone with a live voice 12 hours a day. You are welcome to attend as much of the inspection as you like. A report will be printed on site for you and a more extensive report with photos will be delivered the same day. The comprehensive inspection includes carbon monoxide testing, gas leak testing, roof, attic, basement and all fixtures, appliances, windows and doors. We were in the process of purchasing a home and needed a home inspection. We were told Rich Berg from Amerispec has received many personal recommendations. We contacted 3 different inspection services to ask questions and get quotes. Trina Berg answered my call, was very informative with no pressure and she answered all my questions fully. We purchased the home inspection service, and the price was excellent. We also added on electronic Radon testing, for a combined total cost of $465...which was very reasonable.
Overall, we were impressed with the whole service - professionalism of Rich and his work, responsiveness of Rich to our emails, questions, concerns, and thoroughness of the inspection and explanations, etc.
The electronic radon test was well worth the added cost. We saw the device, and since we were testing the home for purchase I was concerned about the homeowner tampering with the machine. Rich explained and demonstrated that the machine was tamper-proof...and it was. A few days later when Rich retrieved the machine and downloaded the information, he was able to determine that the homeowners has unplugged the machine several hours after he set it up. Rich was able to set up the test again to get a full and accurate result.
We would highly recommend Rich Berg at Amerispec.

Rich Berg was all done with the inspection when I arrived to the property for the review. He walked me through all his findings, and he left the radon detector over a couple of days to gather the readings.
He provided me with a three-ring binder including the summary report and some helpful home maintenance information (CD and documents) after done with the review. I received by email a more comprehensive report with color pictures for the inspection and the radon results.
Since I'm a first time home-buyer and this was my very first home inspection service ever, the review was a little bit overwhelming for me, but having it all written down with pictures was very helpful.

Steve showed up on time. The process took 2 hours. He was very thorough, patient with the fact that my boys were home for the day. When finished, he walked us through everything and showed everything that might be potential concerns, whether major or minor. He gave wonderful advice and provided us with ample and appropriate information. They left the radon detector over the weekend to gather readings, and Rich showed up on time early Monday morning to pick it up as planned. Wonderful service, wonderful staff and will refer and use again!

The inspector gave a fairly extensive report but I was disappointed in a few areas. 1) Several light fixtures were not operating. The inspector suggested a burned out bulb. I would have expected him to test the fixture by either replacing a bulb (how hard is that?) or verifying with a meter. 2) The inspector noted the gas fireplace was "not observed working." That is vague and the non-working fireplace became an issue on the final walk-through, requiring an additional addendum and an additional visit by a contractor. My wife and I were moving to the area from another state (NC). The inspected house was almost new and was unoccupied. The overall inspection was likely straightforward and we would have appreciated this company to make the effort to further identify the noted issues.

"I'm sorry that you were unable to attend the home inspection and chose not to consult with the inspector over the phone. They're always available to consult over the phone about the report. It means a great deal to us to be recommended by your Realtor and we value each client we work with. Purchasing a home is a huge change and commitment and we hope to make it smoother by our involvement. I know this reply is coming late, however I was unaware of your posting until recently. Regarding the light fixtures, oftentimes non-working fixtures are in areas that are not easily accessible (lofts and vaults) and if easy, the inspector does switch out bulbs to make sure fixtures work. Doing this is beyond the standard of the American Society of Housing Inspectors and we exceed these standards when possible. Regarding the fireplace, the inspector made efforts to light the fireplace and check for gas leaks. After trouble shooting, it did not light, and was noted this way in the report. Perhaps, it would have been good to ask the builder to take care of that before the final walk-through and avoid it being an issue at that time. We make every effort to write a clear report and are diligent about responding to questions of detail or clarification. Sincerely."
