We really liked the way our neighbor's patio looked. He told us Landscape Creations did it and gave us David's contact information, but warned us that he was a 'free spirit' and liked to take liberties with his designs. Though skeptical, we met with him and told him what we were looking for. His personality was VERY laid back which concerned us a bit, but he seemed pleasant enough and of course, his work seemed to speak for itself in the photos he brought, not to mention we liked what we saw at our neighbor's house. He also offered other addresses in the area where he'd done work if we wanted to drive by those. Any questions we had regarding structural integrity, craftsmanship and synergies with our house, were met with his assurance that he knew what he was doing and would make sure it was correct and that we'd love it. We hired him and within three days, we had a beautiful patio.
However...the trouble started shortly after installation. During installation we noticed he completely covered up our dryer vent with brick but assured us he'd done this dozens and dozens of times in the last 38 years. Rather than build a design around it, he had buried it and simply 'redirected' the traditional downward vent with a tube that pointed upward, then he'd cut slits in the brick to 'allow' for the air to flow. This was a MAJOR mistake because not only was it completely against fire code, it didn't allow for the lint from the dryer to escape naturally and because the tube was routed north, any rainfall or precipitation could collect in there.
Immediately I noticed my clothes took longer to dry and moisture would often build up in the dryer if the cycle finished and I couldn't take the clothes out right away.We had contractors and a city official confirm the covering of the dryer vent was against building code and that it would need to be fixed before we ever sold the house someday (the city we live in does not require us to pull a permit for patio/deck installation but we also assumed David knew what he was doing, touting his nearly 40 years of experience. This was our mistake to trust him.)
David he was actually present when our construction superindendent and an HVAC professional gave us this news so he heard it first-hand. We even explored rerouting the dryer vent out the side of the house vs the back (under the patio) but it just wasn't doable. We asked David to come back and redesign the area around the vent, and after some negotation, we agreed to pay $500 to cover part of the labor cost for them to return because we felt he should finish the job he started. He and two guys came in and it took an afternoon. The redesign LOOKED like it was part of the original layout and we were happy with that, but unfortunately, the craftsmanship did not meet expectations because the right side of the patio sagged nearly 3" below the left side upon completion. David never returned our phone calls to come back and make it right.
We just had a contractor out this week to give us a quote on fixing the design - it is roughly $2,000.
