Late to start with. Did not have the required amount of concrete so had to pay an additional amount of money that was not included in the estimate. He is in the concrete business and should know the required minumum of concrete for delivery. Explained he would take care of old concrete in estimate. I had to pay additional money for the concrete to be hauled away. Did not give me a final breakdown of the total bill. Asked for it many times. After a year he has not finished the job cutting the concrete. Had to have another concrete person come in to cut concrete. Additional cost to me. I would not recommend this person. His professionalism and business ethics is very questionable.

Mr. Jan's was about an hour late to start with on August 2, 2012.  He preceded to remove the bad  sidewalk sections and while doing this he tore the h*** out of my yard that I have been working so hard to keep nice.  I stopped him and explained to him to only go on the boulevard so he would not tear up additional yardage.  He then stayed on the boulevard and removed the rest of the bad sidewalk sections.  I ended up having to get dirt and seed (my cost) to fix the damaged yard.   If I was to help him (which I did), this would help cut the total cost of the bill which was expalined in his estimate.  The concrete truck came and I had to pay an additional $75.00 as the minumum load of concrete was not met.   I felt, as he is in the business of concrete, he should have known this and had this on the estimate.  In his estimate he expalined he would pay for hauling away the concrete that was replaced.  I had to pay again, an additional $70.00 to a hauler to do this.   He gave me the final bill for the job and explained he would come back and cut the concrete into sections.  It has been over a year and he has not come to do this task.  I had a diferent contractor come in on September 6, 2013 to do this task and pay for his service.  I also have asked Mr. Michael Jans to give me an itemized bill showing how he came up with the final amout.  He has not done this through repeated text messages in the past year.  If he had done this, I feel alot of the problems could of been taken care of.
I would not have Michael Jans do work for me again because of my experience with him.  I question his business ethics and professionalism.  I should have kept $100.00 from the total payment to him until the job was completed.  Lesson learned!
