+ -1 moreWe had been trying to sell a house in Richfield, MN, and the city required 3 pages worth of items to bring up to code. Plus the buyers wanted several additional items. Unfortunately, we only had two weeks before the closing date. Our realtor recommended a contractor, but the contractor recommended had a really low score on Angie's List, plus the contractor couldn't guarantee the work to be done by the closing date. We did a bit of research, and this company, R.O.C Solid Builders was recommended to us. Bob, the owner of the company was able to meet at the house the very next day. Not only was he super professional, but he is a genuine, honest, decent person who was just amazing to work with. He got us an estimate with a day, and he was able to guarantee the finish date a full six days before the closing. Not only did he and his awesome team meet that deadline, he was willing to meet with the city inspector to go through the house, just to make sure everything was perfect before the closing. Bob and his team totally went above and beyond the work requested. He was detail-oriented and made sure we were in the loop with the timeline and what work was being done. He even went through and explained the items on the list from the city, so that I knew exactly what needed to be done in the house, since I am not familiar with city codes. An examples of how amazing Bob and his company are:- the buyers requested the insulation in the attic be removed and new insulation installed. To be up to code, it had to be a certain level of thickness. Because the attic is pretty inaccessible, when he and his team were done with the work, he took pictures, showing insulation thickness so that we could show the buyers. This was an awesome gesture, and something I would never of thought of to do. We will definitely be using R.O.C. Solid Builders if/when we do any remodeling on our current house. I would recommend him and his excellent team to anyone.

GARBAGE/ DEBRIS ON PROPERTY, GARAGE AND HOUSE WILL BE REMOVED AND DISPOSED OF.-A PORTION OF DRYWALL IN LOWER BATHROOM CEILING WILL BE REMOVED TO MOUNT & VENT NEW BATH FAN TO MEET BLDG. CODE.-1-(LH) 2’-8” STEEL FIRE DOOR WILL BE INSTALLED GOING FROM GARAGE INTO HOUSE TO MEET BLDG. CODE. 6 9/16” JAMBS, NEW DOOR KNOB & DEAD BOLT WILL BE INSTALLED.-FIREPLACE MORTAR WILL BE REPAIRED AS NEEDED. PLUMBING: INCLUDES PERMIT & INSPECTIONS. - MAIN LEVEL BATHROOM SINK DRAIN WILL BE FREED FROM HAIR, SOAP, SCUM, ETC… DRAIN PIPE, TRAP, ETC… WILL BE THOROUGHLY INSPECTED AND REPAIRED AS NEEDED.- KITCHEN/GARBAGE DISPOSAL WILL BE REPLACED WITH COMPARABLE UNIT- DISHWASHER DRAIN WILL BE PLUMBED TO MEET CODE, DRAIN LINE MOUNTED TO TOP OF UNIT.-BASEMENT KITCHEN FAUCET WILL BE REPLACED WITH COMP. FAUCET, NEW SHUT OFF VALVES, FLEX WATER LINES, ETC…- INSTALL VACUUMN BREAKER TO BASEMENT LAUNDRY TUB FAUCET.- EXTERIOR SILL C**** WILL ALSO BE SUPPLIED WITH VACUUMN BREAKERS TO MEET CODE. ELECTRICAL: INCLUDES PERMIT & INSPECTIONS. - AN OUTLET WILL BE ADDED NEAR GARAGE DOOR OPENER AS PER/CODE. - ALL BEDROOMS THROUGHOUT THE HOUSE WILL BE SUPPLIED WITH OPERABLE SMOKE DETECTORS AS PER/BUILDING CODE.-GFI PROTECTED OUTLET FOR GARBAGE DISPOSAL?????- CARBON MONOXIDE DETECTORS WILL BE INSTALLED NEAR ALL BEDROOMS.-BATHFAN/LIGHT COMBINATION UNIT WILL BE INSTALLED AND WIRED TO MEET ELECTRICAL CODE. - ALL OUTLETS & SWITCHES WILL BE INSPECTED TO ENSURE FACEPLATES ARE ON SECURELY. DRYWALL: -DRYWALL WILL BE PATCHED IN ON BASEMENT BATHROOM CEILING, TAPED AND ENTIRE CEILING WILL BE RE-TEXTURED.-SHEETROCK ON COMMON WALL BETWEEN GARAGE & HOUSE WILL BE PATCHED IN AND SEEMS TAPED TO MEET FIRE CODE. INSULATION: - FIBERGLASS BATTS IN ATTIC WILL BE REMOVED, CHUTES WILL BE ADDED FOR PROPER VENTILATION, AND 18” OF FIBERGLASS WILL BE BLOWN INTO ATTIC PROVIDING AN R-50-ALL CEILING PENETRATIONS WILL BE PROPERLY SEALED PRIOR TO INSULATING.
