My contract for a rent to own home with Executive Homebuyers, Eric Latocki, 651-808-8177, eric@executive-homebuyers.com, was pure fraud. My contract for a rent to own home with Executive Homebuyers, Eric Latocki, 651-808-8177, eric@executive-homebuyers.com, was pure fraud. I entered into the agreement on September 22, 2014. I made a down payment of 21,000 dollars, and my payments were to be 2200 dollars per month deposited into a wells fargo bank account number 3658100296. I was never given a purchase price of the house nor what my payments would count towards. I was told we would be doing contract for deed paper work on it that would explain that. Shorlty after moving in I met the actual owner of the property who told me Eric is making his mortgage payments. I spoke with a lawyer and was advised not to go forward with a contract for deed when a third party has a mortgage on it. I advised eric that i did not want to pursue the rent to own or a contract for deed any longer and asked what he would like to do. He told me they only do rent to own, and contract for deeds. On January 27th there was a gas leak under the ground from the gas meter that required police, a locksmith, and a large fee from the gas company to put in a new gas meter. I was left to pay for this meter. On February 18th I again told them I had no interest in continuing the rent to own or any type of purchase. On March 11th he responded only because I had not paid the rent, he said I would have to pay the back amount before anything could be worked out. During this whole period the actual homeowner was stealing electricity to build a new house on the lot behind mine. He had agreed to pay for half of the power for two months but never paid a dime. I disconnected their extension cords and left notes on the outlets that were removed. On march 23 after I spoke with legal counsel, Erik agreed to re market the house and give me a percentage of my money back that would be negotiated, he said him and his partner wanted to sit down and discuss this and said they were set to initiate eviction which I found amusing. They agreed to meet Wednesday the 25th. On Wednesday they did not show up at the house and changed their mind saying I needed to pay the back payment before they would work something out, otherwise "eviction is the only option." i told them I was advised to not give them any more money by my lawyer. They agreed to a conference call at noon on Thursday. During our conference call they agreed to give me 50% of whatever down payment they get from whoever they get to move into the house. They also agreed they would not take any down payment less than 15,000 dollars so the minimum I would get back would be 7500 dollars. I agreed I would move as much stuff as fast as possible out of the house. The next day while moving some stuff out of the house people began to show up for showings. They were directed to a lock box on the front door and given a code for that box to let them into the house. The house still contained a lot of my belongings. I did not agree for them to do showings while absent themselves. Strangers now had access to my house without even an ID check. I immediately got a storage locker near by in Maple Grove and moved my belongings out of fear to be at the house at night or have my belongings there while I am at work. I asked every two weeks on the status and always got the same response multiple leads. May 28th was the last time I got any response from the company. I have been back to the house multiple times since then, the rental and cd signs are always laying on the ground behind trash cans. The grass has not been cut all summer, and is over a foot tall. There have been no more adds on Craigslist. I fear they have taken my money and others and ran away.
