Brent worked as my realtor to help me purchase a home. After looking at quite a few homes and Brent giving his opinion on which was the best value, I ended up buying a flip from a Seller who was a real WORM. Permits hadn't been closed on work that had been done on the house, wells needed to be capped, contractors hired by the Seller had not been paid and the contractors refused to finish work so we could close. The house had been advertised as having Central Air and at inspection, we noticed there was NO Central Air and the Seller's realtor and the Seller just said it was an oversight. I still had to pay to have it put in but the seller's realtor ended up putting $300.00 towards it because of his error. There were sooo many loose ends. Brent knew all about construction as he had worked in the construction industry for years and knew the 'in's and outs' fo so many things. The Seller's realtor was obviously new and was not always willing to go back to the Seller to get things done. Brent was like a Private Investigator, making calls to the city to see if permits had been opened or closed in case I decided to sell the house in the future. He made calls to the city, different contractors for different services to see how we should proceed on different things etc. After closing, we realized the Seller had not had any electricity run for the air conditioner. As you might guess, after closing, the Seller had his money and was resistant to finishing the job. Brent stayed on top of them and got the electricity installed as it should have been in the first place. He even contacted the HVAC people to see if they would come back when it gets warm out to test that the AC is working properly as it was installed in the winter and could not be tested.
