It went very well. I was able to book my appointment online which was very helpful on a Sunday when most people are closed. Warren called me later that night and explained that he was supposed to have Monday off, but since i was able to schedule the appointment online he was going to honor it. I really appreciated that since I only had three days to have the inspection completed. He showed up early and had all of his tools in the house by the time I got there. He was very thorough with the inspection and didn't have any problems answering my questions and telling me how certain things worked. When the inspection was over he gave binder with information on home maintenance. There is also enough room for me to put my report in there. Because Warren took great notes while there, I was able to have the completed report uploaded to his site that night. It contains pictures and is easy to follow.

He had to come out twice because the house was not ready to be inspected the first time and the lock box was not working. He explained many things during the inspection and did as thorough a job as he could considering the circumstances with the house.

Warren was about 5 minutes early and friendly. He asked about the house and if we had anything specific we were concerned about. Right on time, we opened the house and got started. Warren hit the roof first and asked if I wanted to join him. We was took his time and had lots of comments for me. When we did find issues (how many older houses don't have some issues) he explained why they are or are not big deals and often was able to give me an idea of how much it would coast to have the work done.

Inside the house we looked at everything from getting up in the attic to moving stuff and looking behind paneling in the basement. Again, we found a few things that while not and quot;issuesand quot; they were out of the norm. Warren explained how and why he would change them, and even what was a simple DIY job verses the ones that sound simple but aren't.

That same day Warren emailed me a very detailed PDF with all his notes and pictures included.

I would use and highly recommend Warren. While one reviewer did not like the style and the response on some things from Warren, it was a good fit for us. I under stand that a 20+ year old house will have some problems, and it was more of a and quot;Here is something you might want to look at, but you should expect that as it is 20 years oldand quot; conversation for most of there things.

Warren Schultz was referred by my realtor to do the inspection. First of all, I am now aware that using realtor recommended inspector is a bad choice because they both want the deal through (at least for my case), more or less.

Leaving this fact alone, I could still see a few places having issues upon moving in, which were supposed to be found easily by a professional inspector. I had no prior experience living in a house, otherwise I could have told the problems at my first sight of this home. For example, damages like window vacuum leaks or broken window locks were easy to see, especially to anyone who used to live in a home with thermal insulated windows. They were, however, barely mentioned or skipped at the inspection had I not noticed them in person and pointed out. And Warren's response was and quot;...I always see many homes having even worse conditions. This is normal for a 15 years old house...and quot;

In general, the job was done, but so so. I would not use again or recommend to friend based on my experience this time.

Warren W. Schult arrived promptly in time with a lot of tools and equipment needed to do the comprehensive inspection of all parts of the house. From the moment he started his job we ware sure that he is the best professional on his trade from all we ever seen or talked to. He went through all the major system of the house and inspect everything thoughtfully. I am an engineer myself so I thought that I have enough knowledge to find any serious defect in the house, but after Warren's inspection I found how wring I was. He found a few major construction defects and a lot of minors defects which I was completely not aware of. As I figured out later doing estimates on the cost to fix all of the defects Warren found, the total repair cost was over $60,000. That mean that the couple hundreds I payed him for inspection turned out in saving me thousands and thousands dollars on repair cost. Warren actually spend in the house much more time that was previously expected and finished inspection with the detailed report which he printed out on the place. In a day or to he send as an updated complete report with all the pictures of defects and detailed description of the nature of the defects and ways to fix it. He also added a radon test data. The inspection helped helped as to renegotiate a price with the seller and actually saves as a tons of money, time and stress which we would otherwise face if we would not do this inspection. We highly recommend Warren and his Home Buyer's Inspection for anybody who do not like to spend an extra money on the hidden defects and wants to ensure that the house he/she is buying is worth the price.

Warren did an excellent job with the inspection. He covered every inch of the home with a fine tooth comb to ensure that he reviewed every possible issue the home could have. We are buying a foreclosed property that is not in great condition and he gave us a complete picture of what we are getting into. We spent over 4 hours going through a 2,000sq ft house. Warren allowed us to tag along through the entire inspection and answered all of the questions that we had. He explained a lot of complex maintenance issues to us in great detail and made sure we understood the issues before we moved on with the inspection. Warren was very friendly and professional - he did an amazing job and we would recommend him without reservation!!

WARREN ARRIVED ON TIME AND SPENT TWO HOURS WITH ME. HE INSPECTED THE SKYLIGHTS AND INFORMED ME WHERE THE PROBLEM WAS AND CONFIRMED THAT THE SKYLIGHTS HAD BEEN INSTALLED INCORRECTLY. HE THEN INSPECTED MY CHIMNEY, DECK AND COURTYARD FENCING. HE NOTICED THAT MY AIR CONDITIONER CONDENSER WAS LEAKING AND INFORMED ME OF THE SERIOUSNESS OF THE LEAK. HE POINTED OUT WOOD ROT IN THE FENCING AND DECKING AND SAID THEY WERE INSTALLED INCORRECTLY. INFORMED ME THAT I WOULD NEED TO FIX BOTH BEFORE SELLING MY HOME. I LEARNED A GREAT DEAL ABOUT MY HOME AND FOUND WARREN VERY INFORMATIVE.
