Another great experience with Greenwell!! Rachel did a fantastic job with the stagers and photographer to get our house ready to go on the market. Even though we were trying to sell going into the holidays she was very attentive to us. All in all to have the house sold in 18 days was awesome.

We found Greenwell through angie's list. We worked with Chris Hanson and I have to say that I dont think we could have had a better experience. Chris listened to our needs and set up appropriate showings for us. We started out our home search looking for houses that were about 200k. We then realized that we wanted something closer to 150k. We also started out wanting a single family home then later switched to wanting a townhouse. Chris was very flexible and accommodating of our changing needs. My husband and I felt that Chris was always looking out for our best interest. We were also in a bit of a time crunch because we were expecting our first baby in the upcoming months. Chris got right to work and set up showings right away. Chris was very knowledgeable about the different parts of Brooklyn Park and Maple Grove and gave us valuable insight. On our second outing with Chris, he told us about a town home that he thought would be a good fit for us. We were a little reluctant at first because we felt that we knew the criteria that we wanted and were familiar with the real estate that was available in the area. Regardless, we trusted Chris and went to see the town house. We were immediately smitten with the house and every other house was saw just could not compare. Chris let us know that there was already an offer on the table for the house so we had to move quickly. We came up with what we felt was a competitive offer and later that day we found out that our offer had been accepted!! Chris kept in contact with us and helped us through the closing. At our final walk through he noticed some damage to the carpet and was able to negotiate with the previous owners for some funds for carpet cleaning. We had a great experience with Chris Hanson and Greenwell Realty. As a first time home buyer we were very intimidated by the process but Chris made it very simple. We would highly recommend them and look forward to working with the team again in the future.

Jim Hughes is very personable and knowledgeable. At our first meeting he freely shared his knowledge with me as I explained what I had done and what I was planning on doing prior to putting my home on the market. I interviewed several knowledgeable and helpful real estate agents but none that had Jim's depth and breadth of knowledge and training/certification (as well as high praise on Angie's List). He knows the real estate markets he serves as well as the home renovation and remodeling trades. I chose Jim to list the home when it was ready.

As autumn approached I realized I was going to need some help getting the home completed and listed before winter. After requesting quotes from several contractors, including Jim, I chose Jim's company. Jim and his crew completed the renovations and listed the home on schedule.

My home just sold. Greenwell Realty and Property Management exceeded my expectations. Thanks Jim!

The home was vacant, and I was trying to manage the clean out, fix-up and sale from another state.  Jim Hughes came out to the house when I was in town and provided advice on what needed to be fixed prior to sale.  He prepared a detailed analysis of the home's value and the listing documents within a few days.  
Because I was not able to complete all repairs while I was in town, Greenwell Realty obtained bids from painters and coordinated the painting that had to be done for me.  
Once listed, the house sold for the asking price within a week.  We had multiple offers.  Jim was very professional and thorough in analyzing the offers and helping me make decisions.  In preparation for closing, Jim coordinated with the buyer's closing company and my attorney to make sure everything went smoothly.  He even removed some items from the house for me prior to closing.
Overall things went very smoothly - even though I was not in town for the process.  Jim's professional support through the process was wonderful - he was great to work with.  I would highly recommend Greenwell Realty and Jim for any Real Estate need.

Jim and Chris showed me multiple listings with astounding patience while rachel completed the organizational work behind the scene. I was under pressure to find a home within a small radius from the fire station. After numerous showings with Chris and Jim, I finally  found the "one". A problem arose when we found out it was a short sale. Being a firefighter,  i couldn't afford to wait for a long closing due to missed fire calls. Amazingly, Greenwell Realty worked out a contract with the sellers to let me rent the house until we closed months later. I will be forever grateful to this company and will highly recommend them to everyone and anyone who needs this service!

The best experience i have ever had with a company. Jim has been very trustworthy, honest, hardworking and professional thought the entire experience. He has an exceptional team working with him, from Rachel in the office to Natalie the stager they are a great fit. From the time i signed with JIm to the first showing it was 7 days. My house was listed with  the virtual tour and pictures on Thursday afternoon, by thursday night we he had our first showing for Friday. From Friday to Monday we had over 20 showings...Just  AMAZING RESULTS!!!! Multiple offers by Tuesday. Not bad for being on the market for 5 days. I will be using them again, and recommending them to my family and friends. They are people you can depend on !

Jim Hughes took time to respond to many questions I had about neighborhoods and real estate in St Paul  during my initial "cold call" from Maryland.  I was very pleased to learn that Greenwell does not act as a dual agent .  Because we wanted to be well prepared for a four-day house hunting trip we decided to use the buyer's agent services the company provides-Chris Hanson became our agent.  
 For almost three weeks prior to the trip we received updates on listings in our target neighborhoods through the system that Chris set up for us.  He responded to our many emails immediately.As the time of our visit approached  Chris previewed over thirty listings for us, and then made last minute changes to the listings we wanted to see.  Chris set aside time to work with us for the three days of our visit but because of the extensive work we had done together prior to the visit we found the older home that exactly met our needs by 11 am the first day of our visit.  
 Jim and Chris provided us with an excellent market analysis overnight and as a result we felt confident in making an offer after viewing the property again on the second day of our visit. Chris was able to negotiate the acceptance of our offer by late afternoon on the second day of our visit.!  
 The company's extensive experience in property management was especially helpful.  Chris was able to connect us to a building inspector and a plumber who were both willing to conduct evaluations and present us with the results prior to our 4pm departure on the third day of our visit!  We expect to use Greenwell's services in overseeing repairs and preparing the house for occupancy from Maryland.   Clearly our experience reveals that you cannot go wrong with the kind of professional and personal service that Greenwell Realty has provided.

We hired Greenwell Property Management to manage the rental of our townhome in the northern surburbs. We worked primarily with Rachel Niemann. Rachel has been great to work with and has handled all of our rental needs, i.e., applyig for a rental license, screening potential renters, including background checks, handling repairs prior to and during the rental. Rachel and Greenwell have been very professional in processing our payment every month, including providing montly and annual reports for our taxes. We hope to continue our relationship with Rachel and Greenwell!

Due to the down turn in the real estate market, our real estate agent recommended that we turn our starter home into a rental property for a few years so we could purchase our dream home.

We met with Rachel from Greenwell and were very pleased with her demeanor and straight forward approach. She believed our property would work well as a rental due to location, condition, and size, etc .  She said that with them as property managers, we really wouldn't be doing anything once everything was ready to go as far as the property was concerned. She said they would handle everything, from finding a good tenant to dealing with the city and any contractors for repairs.  She also said that with the use of a maintenance fund, she would also make repairs without having to contact us unless it was over that amount. Whenever we had questions or concerns, she responded quickly and gave us the answers to every question we had.  On the second meeting we met Jim too.  My husband and I both felt we and our property would be in really good hands.

All in all, working with Greenwell has been a fabulous experience.  They truly have taken care of everything they said we would!  They found a tenant immediately.  All repairs that have needed to be done for the tenant happened without us being on site or even contacted (plumber called for a toilet clog, fixing the dryer..)  We are completely squared away with the city and everything went as smoothly as could be.  Their advice about repairs and fixes was priceless!

I recommend Greenwell.  Much of the time, I forget we have a rental property...  until the rent is deposited directly in my checking account and the financial report comes each month!

I first met with Chris Hanson of Greenwell Realty.  We discussed what we wanted, what we needed, and went through some listings to get an idea of what we were thinking of.  The same week Chris picked us up at our house and began our home search.  We must have looked for 2-3 months, and had to have seen 60-70 houses.  We offered 4 separate times on 4 different homes, all of which went into a multiple offer bidding war.  Chris gave us his honest advice each time and was EXTREMELY patient throughout the entire process.  Finally, on the 4th home we had the highest offer, and won the bidding war.  After excepting our offer, the seller (bank) took over a month to sign the purchase agreement.  Chris was persistent and in constant contact with the sellers agent through this period of time.  When they finally signed the agreement we went ahead and scheduled our inspection and in the end, the inspection didn't go well and the home was no longer something we wanted to get ourselves into.  Chris was completely understanding and honest when we had decided to walk from our offer.  Even though it meant we wouldn't be closing and he wouldn't be receiving his brokers comp., he did not try to push or pressure us towards purchasing the home, he simply offered to continue our house-hunt. We've made the decision to hold off on our search for now until the market drops a bit further, and Chris was very respectful of our decision.  He always advised us honestly, and was so patient with us through our search for the perfect home.  I'll be the first to admit that we were probably very difficult clients.  In the search for our first home, we had a big wish list!  I'm sure a lot of realtors would not have been so patient with us!  Everybody knows that there are a lot of wishy-washy realtors out there practicing dual-agency and only out for a sale... but Greenwell Realty is NOT one of those companies, they have good morals, and ethics and are very trustworthy people.

Jim went above and beyond our expectations of a Realtor! Going into the purchase my wife and I had worked with another real estate company to purchase a house. It felt as if we had to do all the work with the other real estate company. We saw an ad for a house that we liked, that Jim was the selling agent for. We put in an offer immediately after seeing the house thinking that is where Jim's duties ended. However, Jim went above and beyond by helping us find a housing inspector, replacing lights, fire alarms and even a sump pump which exceeded our expectations. When we ran into troubles with our lender not performing Jim and his staff were able to help us push the lender to get the necessary paper work completed to purchase the house. I've recommended him to my friends and family and certainly would recommend him to anyone looking to buy or sell a house. Jim and his staff are good friends to have in the housing market. As a first time home buyer I only wish we would have started with him.

Based on the overall market situation in early 2010 we decided it was a good time for us to upsize. As current home owners we were looking at certain specific things in any potential new home that we would purchase to justify the expense and the physical and emotional toll that moving from one home to another home involves. Jim started with specific questions on what we were looking for and then on our first showing tour asked us more questions to not only clarify for him the type of property we were looking for but also for us to know the different options to consider for potential future properties. He is also extremely knowledgeable both from a technical perspective pertaining to house construction quality, potential defects, potential cost of fixing/upgrades etc as well as from a real estate transaction perspective. He is also very perceptive on where the client is coming from and what level/type of information and service they want. Most importantly I also found him very patient - providing us with the info and his opinion - but not pushing us to make any decisions. This I think is an extremely important quality to look for in any real estate agent as they get paid only on closing a transaction and many try to push the deal through or influence their client unduly after a certain point in their relationship without necessarily taking into account their clients best interests or needs. I never had to deal with this issue with Jim. Part of it is just his personality and values, part of it I think is that he has enough business and clientele that he knows that one deal here or there not going through or happening later then expected is not going to break his business or make him go on food stamps and part of it I think is that he truly understands that creating long term relationships is much more profitable in terms of repeated customers and referrals rather then trying to eke out short term gains with a quick transaction.

The result is beyond what we had imagined. Because of our situation (age, health, work schedules), we decided to go with the lowest net-gain scenario. To us, the difference between the highest and lowest net gain is an acceptable cost for allowing us to walk away from the repairs and expense we were too tired to even think about! A purchase agreement has been signed and Jim let us choose a closing date that allows us time to sift through all our "stuff" as we move into a much smaller home. We are so impressed with Jim, his staff, and his integrity that we recommend him without hesitation to anyone considering selling their home in this (or any) economy.
