I have had the poor judgment and misfortune to have bought a flip from Tom Epperson 12/14/2016. The first major issue we had was with the upstairs heating unit (there were smaller things like forgetting to wire the fridge, leaving a live ware on the kitchen​ floor without a box/outlet) . Tom's handyman installed this unit with a drain pipe that leaked the first day after possession, causing thousands in damage ($2000 deductible and hundreds in repairs to remediate the root cause): water through one plaster ceiling, then plaster ripped out of other walls chasing the leak. His handyman Bryan's solution? Heat tape on the drain pipe, then a pump from the condenser into a toilet, then ruined bath plumbing to find somewhere for the water to go when we told him the toilet bowl was not an appropriate place to drain this. Soon after, we determined the thermostat to that HVAC unit was miswired, and produced no heat, only water through the floor. This required having HVAC technicians re-wire a new thermostat at considerable expense. This spring, we go to turn the air conditioner on. Nothing happens. HVAC repair man discovers it has had its model and serial panels removed, suggesting it may be stolen, and is being fed with incompatible coolant (Freon on the unit outside that looks stolen, Puron on the unit upstairs Bryan installed). Basically, it was rigged up to trick the inspector, but not at all fit for purpose, and certainly provides no cooling. Estimated total damages? $5000 more on top of hundreds for re-plumbing the drain line, a new thermostat, a $2000 deductible for water damage, $900 to run water to the fridge they forgot to plumb, and hundreds more in fixing other electrical problems covered in our purchase addendum but not performed to code, like all of the bootleg grounded outlets all over the house (again, wired to trick the inspector's tester, but unsafe and not to code and clearly breaching the addendums he signed to rewire outlets with grounded wire).
