I paid Dennis Stepanski from drip dry waterproofing $4,500.00 in January 2023 to level my mobile home, there are foundation issues, which was why I called him. The interior was never leveled, he I’d not put in pylons as was quoted, was here for less than 2 hours, put in posts and never leveled, now my mobile home shifts constantly and I had to replace door walls and my doors won’t stay closed inside, I fix them, the the shift happens again, the problem happens again. Had to spend $5000 for new door walls, and I now have cracks in my ceilings at the edges. I called him a couple times , and he came back out, but still have the same issues. Asked for my money back to get someone out to fix correctly, with no response.

I would recommend staying away from this company if your job involves any concrete work (like re-pouring part of a sidewalk or porch step). They did work for us involving stopping leakage on the wall under our porch. Part of the job required removal of the porch step and a section of sidewalk leading up to it. The sidewalk section and step have twice failed, sinking towards the home, and at this point the company will not repair the concrete work. The concrete work is only warranted for one year. Other contractors have seen this work and universally suggested it was done improperly, not being anchored to the porch, and therefore destined to sink. Additionally the area that was "waterproofed" has begun to leak again. They offered to inject some material into the leak in hoped of plugging it, but I declined. I will be seeking other contractors to do this work.
Description of Work: Contract was to waterproof a leaking wall located under my porch, then subsequent repair of concrete work that they'd done that had failed, which later failed again.

Response from Drip Dry Waterproofing
This job was done 8 years ago and we only offer a 1 year warranty on concrete. Also its not smart to anchor your porch to a step because it can pull on the brick of the home. The cause for the sinking is that he has a gutter next to it which is undermining the concrete. We did go out and inspect the leak and it is not coming in from our repair its coming in through the porch cap which we did not repair. Notice that in his picture he doesn't show where the water is actually coming in from.
