My expectations from a contractor are. 1. Work performed as promised (Time) 2. Work performed as promised (Quality) 3. Good communication. 4. Polite/Professional 5. Problem Resolution (Issues/concerns/setbacks/curveballs are expected in most every job) 6.Overall positive experience/ minimal stress hassle
Time: Job originally quoted on 8/21. Had to wait for carpenter to meet with us for final quote. 10/9. 1st email about project start date on 10/23 they hadnt forgotten about us. 2nd email on 10/31 stating they hadn't forgotten about us. 11/4 materials delivered. 11/5 roofers on site. 12/6 Last communication (email) and final payment mailed. In-between there were at least 2 incidences when we were told workers would be onsite and there was a no show/no call/ no status.
Work performed as promised: We had a couple of issues that were bothersome to me. My husband walked out onto the portion of the roof that is over our laundry area and to check out the progress and luckily happened to see one of the workers in the process of roofing over an area that was VERY badly rotted. (See Photos). When questioned the worker said they were not to remove the wood and just replace the shingles. In the end after talking with Mike and the carpenter it was replaced and we agreed to pay for the additional wood but had we not seen this first hand and insisted on doing it correctly it would have been ignored. This is not very comforting. We were left wondering what other and quot;issuesand quot; we had not be around to witness.
There was a great deal of carpentry that had to be done due to the repitching of the roof. Especially on 2 sides. A MAJOR issue is the painting of the new wood. We were told at the quote and the start of project it would be painted. As the project was wrapping up we were told that it was and quot;not in the contract to paint'. This ended up being the straw that broke the camels back. The idea that you would install a new roof and leave exposed wood on the house is nonsense. Mike said he would charge us for paint and minimal labor. I agreed just to move forward and get the project completed. Mike came out slapped paint on WITHOUT any tarps or taping. The paint was a bright white and did not match the greyish color of our home. Paint was splattered ALL OVER . Paint all over my deck, plexi glass windows, brick pavers...it was a mess. When I told him how unhappy I was Mike came out and wiped it up with a damp cloth (that I provided) but the damage had been done. In his attempt to remove paint from sunroom plexi glass it damaged it leaving it foggy. Eventually he admitted that he did a terrible job after I made the point by asking and quot;If this were your home would you be pleased with this? Is this something you would be proud to see posted on Angieslist?and quot; He said and quot;Don't worry. I'll fix this. I'll hire a professional painter.and quot; This turned out even worse. When I questioned the painter he said he didnt have business cards and that he did works for Spencer. Despite my reservations an it being cold and foggy and having just rained day before I was assured that this would not be an issue. My instincts were correct and it was. This and quot;painterand quot; didn't tape either. Again more paint all over the house. This time there was even paint on our gutters that had just been installed. (He painted the entire front portion this time due to splatter from the last botched paint job) Within hours the paint was dripping sagging, pooling and a complete mess. When I confronted painter about the non taping I was told he couldn't tape because it wouldn't stick to the windows (BECAUSE IT WAS WET and NOT proper painting conditions)
I ended up having to contact and get bids from local painters on AngiesList for quotes on the cost to fix the damage that had been done to the exterior. The quote was $1,510.00 for just the paint portion not addressing removal of paint from bricks or plexi. The consensus was that that painting should have never been attempted in the weather conditions. I must note that had this whole and quot;discussionand quot; about painting not dragged out so long the painting could have been completed earlier when the weather conditions WERE favorable. When I contacted Spencer he came out with his secretary, Katie that evening. They were actively trying to minimize the scope of the mess. Their solution? Mike said he was going to send Katie and other one of the and quot;office girlsand quot; out the next day (which didn't happen) to and quot;clean upand quot; the mess by wiping it all down. This is an email I got from Spencer:

After looking at your pictures I’ve got to be honest, thought it was going to be worse, it’s all fixable, please don’t worry. I’ve reached the best way to clean paint off the plexiglass without harming it.

I ended up composing as email to come to some sort of and quot;settlementand quot; and move on. It was a choice of taking a flat $1000 off (to cut our losses) or withhold full paint quote amount till spring when they cold hire a painter off of AngiesList. I will attach a portion the exchange below as i am limited on Characters. I will paste the full body of Spencers emails.:

Good morning Katie,
I wanted to catch you before you came out.
Shane and I both feel that we are not satisfied with the results of painting portion of this project.
We had really hoped that the problems would be remedied on the 2nd attempt when Spencer sent a painter out on Monday.
Unfortunately this was not the case. In fact we feel the aesthetics of our new home are worse than before the painting process began.
I have included a link to photos that I took Tuesday morning~ less than 24 hours after Eric completed the painting.
I have since contacted painters from Angie's List to get estimates on the cost to have the exterior painted correctly.
I have included a copy of a quote below. The quote is in the amount of $1,510.00 Please note this quote only includes painting of the exterior house. It does not address any costs to clean or replace (if needed) items damaged such as brick pavers, plexiglass, deck or gutters.
SPENCER:
We have received your email dated December 5, 2012. Mike Knish, Laurie Spencer, and I have discussed the subject matter in great length. After reviewing your contract signed by Shawn (NOTE MY HUSBANDS NAME IS SHANE NOT SHAWN) and your email the following is our response.
The signed contract between you and Spencer Construction did not include any painting. Vanessa verbally expressed concerns to Mike about the new soffit boards needing to be painted; he explained we do not usually do this. Mike out of the kindness of his heart tried to help by offering to paint the new soffit board that had been installed. The painting then escalated into the painting of the entire porch area.
It is our opinion that your roof looks great. It was installed using high quality products with excellent workmanship. Your roof will keep you family safe and dry for years to come. Spencer’s has fulfilled our contract with you. At this time, in the interest of excellent customer service we would like to offer thi
