"When I met Mr.[member name removed], the patio was deteriorating and pitched back towards the house. I, Steve Dhondt, had provided a detailed estimate for an aggressive wash of the pavers, rebuilding the patio and steps and sealing the pavers. I explained that when we reconstruct to raise the patio that it would eliminate a step or 2. Mr. [member name removed] elected to hired our company and put down the deposit. We scheduled work to be commenced by each specialized crew with the first phase of the aggressively wash. Our 2nd crew, who has been working with me for over 13 year’s, began repairing the patio with taking care to preserve the original brick in the tear down phase. This process provided a savings for the [member name removed]’s, as they did not have to purchase new pavers for the patio. The crew spent over a week prepping and rebuilding the patio and steps. The patio was rebuilt using 4 steps as discussed. Once we finished the steps, the [member name removed] called and wanted me back out on site, I was there in less than 24 hours. Mr. [member name removed] said that he wanted 5 steps not four, and insisted that we rip down and rebuild the steps and the patio. I listened and was courteous as he belittled my best builder, who was not present. I could not understand why he was complaining. The project was beautiful, rebuilt better than the original build and we had fulfilled all ends of the contract at that time, with the exception of the sealing, a $600 item. Mr. [member name removed] refused to pay for the services rendered, which left the company no other option, but to file with the courts. After hearing both sides, the magistrate sided in favor of PMS Diversified. The [member name removed]’s appealed the magistrate’s decision and our company had to retain legal counsel and asked for a trial. On November 21st all sides were presented to a judge and 3 legal panel members, which again decided that PMS Diversified completed all work according to contract agreement, discussions and to industry standards. A judgment was awards in favor of our company, instructing the [member name removed]’s to pay for services rendered. As of January 29th 2015 PMS Diversified still has not been paid and our lawyer is again involved. This review took us off guard do to the fact that the courts awarded in favor of PMS Diversified. PMS Diversified does not make a habit of suing clients and we believe that there is always a better option for both parties involved. This scenario truly left us with no other option. If the [member name removed] had been reasonable, I gladly would have worked with them. With over 20 years in this industry, I have had only two clients that were extremely unreasonable with resulted in a legal outcome."
The crew was professional and fast. Amazingly fast. I was replacing a raised deck so they had to bring in a semi-load of stone. They used a bobcat and tamped the stone done every few inches. They installed a drain (other quotes just had the water flowing off the steps or through holes that they wanted to cut in my wall ). The foreman suggested a bit of added pattern on the steps that I hadn't thought of that was very nice. When the mainarea pattern wasn't quite right (due to my design being off), they simply pulled and moved pavers to make it to my liking. Not a grumble or a complaint - as if customer stupidity was a matter of course - which it probably is. It turned out beautifully. All in 2 days flat.
Steve came out to quote the job and after looking at the patio and listening to what we were after, he described in detail the work that PMS was proposing (see description above). We decided to go with PMS because the work he described most closely fit what we wanted done, including replacing the old worn retaining wall cap pieces with new pieces and building new steps to the patio door. Steve impressed us with his knowledge of patio construction.
Because it was their busy season, and because we had a lot of rain, it was somewhat longer than we expected between putting down a down payment for the job and actually getting the work done. The office staff was very helpful when we called to inquire about a start date.
The job took a couple of days to complete. The crew worked very hard, even though it was miserably hot those days. One issue that arose was that when they dug to expand the size of the patio, they exposed a sprinkler line and head. Steve came right out to assess the situation, and they moved the sprinkler line and fixed a leak also. They were very responsive and took care of the problem.
The only rough spot was that there was some initial confusion over whether they were going to re-use the old wall caps, or put in new ones. In fact, they started re-installing the old caps. When we called the office, however, to ask about it, the office staff was very accommodating and helpful, and basically said however we wanted it done, they would do it that way. When we said we wanted new caps, the crew pulled of the old caps that they had already installed, and put on new caps as we wanted. Possibly the delay between the time of the quote and the start of work contributed to the confusion. We recommend going over expectations for the entire job with the crew foreman, and if necessary the quoter (Steve in this case) at the start of the actual work, to make sure everyone is on the same page.
The patio looks great, they did a good job and the patio is smooth, level, and correctly pitched for runoff. They cleaned up the entire area. We are very happy with the result.
All of my contacts with the company personnel were friendly and professional. I took photos of the locations prior to having the work done and this turned out to be useful when explaining the issues to the company as I was able to send the before and after photos via email.
Overall a positive experience.
Based on many of the other reviews on angieslist, I would not go near the contractor. When I suggested that I may review the work on line, I was threatened with a law suit. Overall, this was not a pleasant experience.
