Mr. Zehnder was personable and seemed to be very professional at first. Later it became very difficult to communicate with him and at times it required an extended time to obtain information regarding the sales progress. Eventually another agent in Keller Williams found a potential buyer. Apparently Mr. Zehnder liked this buyer and tended to change his approach. The offer was a very poor one, but Mr. Zehnder kept telling us that this was as good as we could do and added stories about how nice the buyers was and telling stories of the difficulties he was having. Later still he began to represent the buyers interests more than ours. At two points the offer was about to expire due to the very extended financing time and we could have backed out of the agreement. We requested a "good faith estimate" before extending the contract. The estimate was received and we were assured by the Zehnder team that the estimate was realistic and so the contract was extended trusting that the numbers were close. When the financing did go through the closing costs were double the estimate and thousands of dollars were lost during this sale. We understand that the Real Estate market has declined and expected a loss on the home. We did not expect that our own agent would aid in trapping us in a poor sales agreement to protect a commission. Essentially we were faced with our agent behaving like a buyer's agent and the buyer's agent working for the buyer and no one interested in our in our interests.  In fact I asked his agency status at the time the offer was made because the buyers agent was also in his office and was told that he was a seller's agent exclusively. Unfortunately that was in error as I have since learned. The entire office should have been dual agents after the offer. With all of the difficulties in communicating with Mr. Zehnder and the times we had to wait an extended period to receive progress updates, we should have known better. It is interesting that Mr. Zehnder was not late when he came to collect his commission at closing. Be warned, if you use Mr. Zehnder or for that matter any other sales agent please watch out for yourself and do not believe half of what you are told. I would strongly advise having an attourney go over any listing or sales agreement before signing. Attorneys do cost, but in our case one would have been the least expensive thing we could have done. Also ask for a reduced listing period. If they don't sell your house in 3 months give another office a chance
