My experience with Total House Inspection was nothing short of disappointing and frustrating. From start to finish, it was clear that they fell far short of the expectations one would have for a professional home inspection service. First and foremost, John Reed, the inspector assigned to my property, displayed a shocking lack of attention to detail. One of the most glaring oversights was the presence of standing water in the basement. Astonishingly, this was captured in the very photos he took during the inspection, yet he failed to mention it in his report. This omission is not only inexcusable but also raises questions about the competence and thoroughness of their inspections. Equally concerning was John's failure to identify rotting wood at the main entrance of the home. This is not a minor issue; it's a potentially expensive problem that could have a significant impact on the property's value. A competent inspector should have spotted this without a doubt. To add insult to injury, John was unable to remove a sump pump cover to inspect it properly. This, despite the fact that I had specifically requested a comprehensive inspection, including the sump pump. Total House Inspection's inability to complete this basic task further highlights their incompetence. What's truly infuriating, however, is their apparent lack of accountability and commitment to customer satisfaction. Initially, Dan, one of the supposed main bosses or owners, acknowledged their mistakes and offered to refund the inspection fee and cover the cost of a faulty water heater. It seemed like they were willing to make amends. However, it has become painfully clear that their words are empty. They have failed to honor their promise and have not rectified the situation. In summary, my experience with Total House Inspection was a complete letdown. Their lack of attention to detail, failure to identify significant issues, and their inability to stand by their word and guarantee have left me deeply dissatisfied. I would strongly advise anyone considering their services to look elsewhere for a competent and reliable home inspection company. Total House Inspection does not live up to its name, and their clients are left to bear the consequences of their subpar service.

Very thorough. Did a complete walk through when finished to show problems areas. Provided extremely detailed report by email within 2 days which included pictures of everything inspected which included manufacturer plates on all appliances and HVAC units. Was able to get the seller down $1,000 by problems found in the inspection. Definitely would use again.
