I had another inspection of a home in New Buffalo, Michigan by another inspector (B-E Home Inspections) that was much more thorough, I got the full report within 2 days at about one half the cost ($350.00 Vs. $650.00) of Homesmithe.
I thought Randy Aldering (Homesmithe) seemed quite professional but probaby could have provided a bit more detail at less cost.
I am not at all familiar with home inspectors in the area of Three Rivers, Michigan so I cannot say for certain if I would use him again or not.  Maybe the lack of inspectors in the area is one of the reasons the cost was almost double that of a normal inspecton.
On a positive note, Randy always took my phone calls and answered my questions.
I described the home, location and square footage and Randy told me it would cost $430.00.  The actual invoice was $650.00
Response from HOUSESMITHE HOME INSPECTION
"Thank you for your review. One of the issues that did come up with this particular inspection was square footage; since our rates are based on square footage, this affected the fee. There was also a detached garage across the street from the main house and garage, which had an electrical sub panel feeding off the main house electrical. Since the electrical systems were interconnected, the garage had to be checked. The inspection report detailed nearly $30,000.00 in higher priority repairs needed, as well as additional work to be completed over time."

Randy performed a home inspection and a radon test on a duplex in Kalamazoo that I was planning to purchase as an investment.  I live in another state, and although I had viewed the duplex once, it had been a quick run through with the real estate agent.  Randy's report was extremely thorough.  It covered the building and the site comprehensively, and was well illustrated with photographs.  It contained estimates of the costs of required repairs.  After sending me the report by email, he spent a considerable amount of time on the phone with me to answer my questions and explain the basis of his estimates.  The report was quite an eye-opener, and although it didn't tell me what I wanted to hear he did tell me what I needed to know, and  I'm certainly glad he didn't sugarcoat the problems.  The building needed far more work than I had anticipated.  As a result, I cancelled my offer and decided to look for a property in better condition.  Randy's report spared me from years of fretting about conditions I couldn't afford to correct and from sinking money into an investment that wouldn't have shown any profit for a decade or so.  I recommend him highly to anyone purchasing property in the area.  Look before you leap!  Better yet, let Randy look.

Randy was a pleasure to work with.  He actually arrived early and was methodical as he checked every inch of the house.  He explained issues uncovered to me throughout the inspection in terms I could understand.  He spent over 5 hours during the inspection.  His final report was exemplary.  It contained pictures along with descriptions of the problems uncovered.  I have emailed him follow-up questions since the inspection and he always responds in a timely fashion.  He is well worth the cost.  I would HIGHLY recommend him for anyone needing a house inspection.

He inspected a foreclosed home for us with many problems. He spent nearly and entire day at the home and found every little thing. He's very ethical and will consult you on how to go about solving the problems that he finds.

Another excellent experience with Randy Aldering. This was a five-hour inspection in the dead of winter with two feet of snow on the ground. It would have been easy for a less professional inspector to give a cursory look at the outside of the home, but not Randy. He is incredibly thorough and easy to work with as well. He returned my e-mails promptly and arrived at the house on time. He took the time to prepare a schematic of the various shut-off valves in the crawlspace, just so I could deal with any problems more efficiently. I feel very well educated about the flaws of this home and will use Randy's comprehensive report as a basis to correct them.

Randy was awesome. He arrived a few minutes late, but was very apologetic. He warned me beforehand that his inspections usually last six hours, so I let the realtor know. She was very surprised and had to leave about three hours into the inspection. Randy took the time to point out concerns he had about the house, from the retaining wall to a patio wall connected to the foundation that was damaged when the pool was installed. He could not get into the attic due to the access being inaccessible, which concerned him greatly. He went over the electrical system in detail, and even pointed out where the owners had done their own work. He also spotted where the owners had attached a deck to the house improperly. Randy saved my wife and I from making a HUGE purchasing mistake. I will definitely use him on my next inspection and have recommended him to other people as well.

"IT IS ALWAYS HUMBLING TO HEAR A CLIENT GIVE A GOOD REPORT ON MY SERVICES. THE MEMBERS WERE VERY PLEASANT TO WORK WITH, AND GOOD LISTENERS. THEY ASKED MANY QUESTIONS, WHICH MADE MY WORK MORE ENJOYABLE, AND ALSO LET ME KNOW THAT THEY WERE TRULY INTERESTED IN LEARNING EVERY THING THEY COULD ABOUT THE POTENTIAL NEW HOME. THANK YOU!"

Randy was prompt in returning my initial call and was able to schedule this inspection within the required time period. He is based near Kalamazoo, but was willing to make (2) trips to East GR, first to place radon canisters, then for the actual inspection. The inspection was extremely thorough and very informative. I don't think I could have had a better experience. Randy really knows his stuff and is a great communicator. Very pleasant as well. He spent over (6) hours inspecting this house and certainly earned his fee. I would not hesitate to call him again.

"THE MEMBER IS A PROFESSIONAL HOME INSPECTOR'S BEST TYPE OF CLIENT. I APPRECIATE HER COMPLIMENTS, HER BACKGROUND SEARCH FOR A PROFESSIONAL INSPECTOR, AND HER CHOICE TO USE MY SERVICES. HOME INSPECTIONS ARE A VERY IMPORTANT PART OF THE HOME PURCHASE PROCESS. A PROFESSIONAL HOME INSPECTION CAN SAVE UNTOLD HEADACHES, AS IN THE MEMBER'S CASE. OFTEN TIMES, SELLERS ARE NOT EVEN AWARE OF CONCERNS THAT ARE DISCOVERED DURING A THOROUGH HOME INSPECTION. IN THIS CASE, A FEW OF THOSE INCLUDED A PORCH FIXTURE FILLED WITH WATER, A DISHWASHER DRAIN LINE THAT WAS NOT CLAMPED TO THE DRAIN FITTING ON THE GARBAGE DISPOSAL, & THE KITCHEN SINK BEING LOOSE! IN 2005, REALTORS ASSOCIATIONS PRESSURED THE FEDERAL GOVERNMENT TO DO AWAY WITH THE HOME INSPECTION NOTICE & WAIVER FORM THAT THEY HAD REQUIRED FOR HOMES FINANCED THROUGH GOVERNMENT GUARANTEED LOANS. THIS HAS REDUCED THE NUMBER OF HOMES INSPECTED PRIOR TO PURCHASE. IT HAS ALSO, IN MY OPINION, RAISED THE RISK FOR HOME BUYERS. IF YOU ARE THINKING OF PURCHASING A HOME, EVEN A NEW HOME, DO AS THE MEMBER DID: CHECK OUT HOME INSPECTORS IN ADVANCE, TALK WITH THEM, FIND OUT WHERE THEIR LOYALTIES LAY, AND CHOSE THE ONE THAT YOU FEEL WILL BEST FOCUS ON YOUR INTERESTS AS THE HOME BUYER. YOU WILL BE THEIR CLIENT...THEY SHOULD RECOGNIZE THIS AND PERFORM ACCORDINGLY. THANKS TO THE MEMBER FOR HER REVIEW, AND TO ANGIE'S LIST FOR PROVIDING AN OPPORTUNITY FOR FEEDBACK. IT IS TRULY A PRIVILEGE TO WORK FOR INFORMED MEMBERS, AND TO BE REVIEWED ON ANGIE'S LIST!"
