The initial contact was great; Luke was very nice and accommodating to our need for an inspection within a few days. He was on time and seemed thorough. The complaint is that we have never received a copy of the home inspection, even after six phone calls! Every time he says, "I'll look into this right away," and then...(crickets, crickets)...nothing. Even gave two different e-mail accounts (in case there was a technical failure) and asked for a copy to be mailed to the house. I am pretty patient, but it has been almost six months with multiple attempts on our part to actually get the house inspection report that we paid for, so I am beginning to think that this report is living with Bigfoot and the Loch Ness monster. In terms of his skill and thoroughness, there was a gas leak in the boiler that we had to have repaired after moving in, but I won't say he didn't catch it, because for all I know it could be detailed in the report, the one we HAVE NEVER SEEN.
He was prompt and professional. He quickly provided me with a very competent service.
My only complaint is that he also provide those exact same records to the realtor, who was representing me and also the seller..
I paid for the inspection. Those results belong to me, and should only bereleased to me.
LuMick didn't ask my permission to release the results , I didn't authorize that, and I was totally surprised that they were released. It made me think that he was more interested in continued business with my then-realtor, than me.
At the time I owned 5 homes. I've now purchased one more.
I don't wish to identify myself so precisely to the supplier, as such the date of service is NOT accurate. If questioned by AL, I will provide the date and a copy of the check.
AL -Will you now stop asking me for my opinion of LuMick????
We are more than satisfied with Luke's thoroughness, knowledge, patience and customer service. We will be using him again in the future for sure. Highly recommended.
Inside the house, the job felt rushed. He was literally in-and-out of the house in about an hour. When we went up stairs do inspect, he didn't even plan to going into the attic until I stopped him and told him to check. He just moved sooo fast.
We've now owned the house for a month. Just about every single contractor I've brought into the house has either showed me things that Luke missed - one major one being the utility pole in the back of the house which needs to be 3-feet from a window by code. For another example, Luke pointed out that a pipe needed to be replaced, but did not note in the report that the pipe was improperly running through duct work and that the material inside the duct work was against code.
I had always heard that the best inspectors stay a long time, move things around, move around, go into uncomfortable places, etc. Luke didn't do any of that.
He was very kind. He also sent a nice pdf report. If only the information inside of the report would have been useful.
"I strive to do the most thorough inspection possible for my client’s. As my reviews prove, to respond to your remarks of punctuality when going from one appointment to another, I’m sure never to be late, so being early is usually never an issue. With respect to your remarks of the roof and electrical, I stated in your report very clearly “ Shingles are in rough shape, Brittle, nail pops and deteriorating valleys, corners open and recommend replacing” with photos . In addition, with all the electrical issues I spotted at this inspection I stated “ I recommend a licensed electrician to go through entire system, bring to code and make safe” etc. Also the house was empty of furniture and obstructions thus nothing needed to be moved around. With respect to contractors after the fact, there job is sales never forget that. I just report the facts. After looking at your review histogram I’m not surprised with this review. Thank You for your review “Being Punctual is being early”"
