I called SWAT and got a price for a radon air mitigation system. On the day they came out to install it they also did an assessment of the plumbing to install a radon water system as well. After completion of the air system, which by the way does NOT remove all the radon in the air in case you are wondering, the installer told me "no problem on the water system, we can do it next week". Great, so they ship me this huge plumbing system thing that is going to be installed and will be the unit used to remove the radon. This giant thing goes in my garage. So, the next week rolls around and the same installer who did the air, the same installer who said "no problem" to putting in the water system comes out to us, walks up to the plumbing and says "this can't be done, you need to hire a plumber and then I can do it". Really??? the same guy told me last week after being in my home , after looking right at the situation.? Of course they tried to tell me they would do the plumbing later, at a price of course. So I called them up and said I would find someone else to do the job. I told them to come and get their equipment out of my garage. This took over two weeks to come pick up. So, I got an air system that doesn't completely remove radon, even though the salesman told me it would, and then the water situation. Not a great company. Oh, and when I called them about the air levels they tell you "we never said that we could remove it all, we just lower it". This is false, the salesman told me it would be removed. They promised me something on the phone, but take it all back with small print later to cover themselves.

Here's the sad history of my radon abatement project: . July 2011 - Test: 9.3 pCi/L . July 2011 - Mitigation System Installed: $495 . Jan 31 - Feb 4 2013 - Test: 6.7 pCi/L . March 5-11 2013 - Re-Test: 8.5 pCi/l . April 3 2013 - Enhancement (Stronger Blower): $344 . April 4-9 2013 - Test: 7.3 pCi/L . April 19 2013 - Service Call (Re-did Seal): $149 . April 22-27 2013 - Test: 6.8 pCi/L Total Cost: $988. Result: unacceptable radon levels (above the EPA standard 4.0 pCi/L). I was reluctant to deal with this company any further because they kept charging me for unproductive tweaks to the system; so I eventually went through HomeAdvisor to find someone who could actually solve the problem. But much to my consternation, HomeAdvisor just sent me back to this same company. Fortunately, the SWAT representative who contacted me informed me that the company is now under new management, and she promised to fix the problem at no additional expense. She sent one of her best technicians, who would normally not be available to my area, and with his extensive background in home construction, he figured out why the system was not working: as installed, it was incompatible with my home's drainage system. SWAT had installed the radon mitigation system in the sump, which is a pretty standard installation. But neither the technicians who installed the system nor the ones who followed up on my concerns ever checked to make sure the system was actually exposed to the source of the radon gas. They just assumed the sump was servicing a whole-house drain tile system that was exposed to the radon source. But in fact, because the house is on a steep slope, the whole-house drain system is not a network of tiles, but rather a thick bed of pea gravel drained by gravity. The sump itself is just part of a self-contained system designed to get rid of any excess water that would otherwise overflow onto the basement floor. Most sump wells have "cutouts" that can be removed to connect the sump to a network of drain tiles, but my sump well was not using those cutouts and was therefore not exposed to the surrounding earth. The installed blower was struggling to pull air out of the self-contained basement drain system, but there was little or no radon gas there. All the radon was up above, seeping from the surrounding earth into the basement living space. If anything, the sump cover that SWAT had installed with the blower to create "suction" was actually preventing the blower from reaching the radon! The solution, then, was to remove the cutouts from the sump well, thereby exposing it to the pea gravel. Then the blower could pull air out of the pea gravel and surrounding earth, thereby reducing the amount of radon seeping into the basement. The final radon test (first week of February 2015) showed an acceptable level of 1.3 pCi/L. But this positive outcome does not vindicate SWAT in the matter. Rod the installer had to crawl thru a 12 in entry to run the mitigation system from sump pump thru crawl and vent thru garage . Something the buyer requested . Not an easy task but did the job just the same . Thanks Rod ! As a seller pleasing the buyer is the name of the game these days !
