Roof: found rook vent warped , gaps in caulking and cracks in chimney that needed to be sealed.in one place the gutter guard wasn't nailed down and was pushing up on shingles. Grading: found grades sloping toward house and concrete pad which was sloping toward house. Windows: three had various issues Appliances all works. Did not do dishwasher because the cycle time was too long. Plumbing found no plumbing issues. In good shape. Electrical, found no significant issues, in circuit breaker box there were two connections to a single circuit breaker. Gas fireplace had lit pilot, but would not work. In sun room checked for moisture in carpet, beccause we asked as we had noticed a smell when we first saw the house. Found none, but it hadn't rained in a while he said. Air conditioning: found it was very old, had some damage, still worked checked temp of air,- recommended having it replaced. Furnace, found it was 26 years old, but worked well, was quiet (bearings were not wearing) and had no carbon mono leaks so he felt it was in solid shape. Water heater age was 4, and in good shape. He stopped and answered our questions when we interrupted him as we followed him everywhere.

Roger was prompt and went over his report in detail. After I moved into the home I realized his failure to detect some issues with the house. The major issue was a drainage problem which when doing laundry the basement floods. When contacted he said that I should have had a plumbing inspection. It was not his responsibility to check for this. He also missed some electrical issues, but he had recommeded an electrical inspection as well. In his report he stated that the dryer was properply vented to the outside. When I moved in I discovered that the dryer did not work at all. This was good because if it had, I might have had a fire, because the vent was not hooked up and there was at least 6" of lint covering the electrical outlet. He declared that it was not his responsibility to check dryers. When called he did respond and come out to my house. It did not go well and he denied any responsibility for finding any of the problems with the house missing from his report. He did refund my money and I had to sign a release stating that I will have no further claims against him. The release also states that my claim is "doubtful". One of the problems, with the house, he did find in his report, was that some cranks were missing from some windows. They were stationary windows.

Talked to Roger's wife to find out what services the company provides. Very helpful. Had our Realtor set up appointments and KHI was flexible (two Saturday appointments with less than a weeks notice). Roger was prompt and professional. He took the time to tell us what he was looking for and was very patient in answering our questions. Roger walked us through his findings (the book) immediately and in great detail.

With my daughter and her husband being first time buyers, Roger not only had to deal with their questions and their nerves and jitters but two sets of parents as well. He did not mind a bit! He was detail oriented and stayed on task from the tip of the roof to the crock of the sump pump! He left no stone unturned. He wasn't overwhelmed with all of our questions and concerns but patiently and politely answered each and every one and several of them he answered more than once! He was not alarming, but informing and educational regarding the information he found with his inspection. His overall performance was excellent in my opinion.

Roger did an excellent job. He was very easy to work with, didn't mind us following him around during the inspection and answered all the questions we had. He gave us a easy to read detailed report. I couldn't have been happier with his work.
