"Ken came through for me in a clutch moment, I'm in the middle of fighting a tax hike on my property and had an up coming board meeting which I wanted an appraisal for.ken actually squeezed me in,called on Friday,he came out Saturday, had the appraisal back Sunday and was ready for my board meeting Monday! KEN even have my pointers on how to go about dealing with the board seeing as this was my first time dealing with a tax appeal. I would recommend him to anyone of my close friends and family."

"Greg was very quick to respond to our initial inquiry. Scheduling the appraisal was smooth and easy, he met us promptly on the date/time agreed. He completed the appraisal and report very efficiently. We feel his work was excellent and the cost very reasonable. He is easy to correspond with; via phone, text, and email., We would definitely contact him again for any future appraisal needs."

Property Appraiser questions, answered by experts

Mobile homes weigh anywhere between 45 to 50 pounds per square foot. Some newer options weigh up to 70 pounds per square foot. An average single-wide mobile home weighs 45,000 pounds, and a double-wide mobile home weighs about 70,000 pounds. Triple-wide mobile homes range from 90,000 to 100,000 pounds.

In most cases, you can expect home automation to boost your home value. This technology makes the homeowner’s life easier and more comfortable, and some provide increased safety and protection. Buyers will likely recognize value in security systems and utility monitors, as well as comfort-focused upgrades that save on electric bills while keeping interior rooms at the desired temperature and humidity. On average, you can expect a 50% and 75% return on investment on home automation services, and potentially even more if the automation reduces homeowner’s insurance.

Ideally, you’d never pay more than the appraised value for a home, but there are some instances where it makes sense to do so. For example, if your current living arrangements are no longer viable and you need a place to move into quickly, paying more than the appraised value might be in your best interest to secure a new home. Additionally, if you’re buying in a hot market, overpaying for the home might be necessary to overcome the competition.

You can be present during a home appraisal, but it’s best to stay out of the appraiser’s way. Make yourself available, but don’t engage or interrupt, and don’t discuss value or your target sales price. If possible, have your agent present in the house instead of being present yourself.

Yes, built-in bookshelves can be worth the investment and can add value to your home, especially when constructed from high-quality, timeless materials like luxury hardwood. They offer a practical and stylish storage solution that utilizes wall space effectively. While they cost more than store-bought units, the custom fit and potential to increase your property's resale value make them a desirable feature for many buyers, particularly for homeowners with large book collections. For the best return on investment, consider having them professionally built.
