August 15, 2014 VIA: CERTIFIED MAIL RETURN RECEIPT Mr. Joseph Leo Conclusive Inspection Services 13159 Elgin Huntington Woods, Michigan 48070 RE: Inspection of 7674 Elizabeth Lake Road, Waterford Michigan 48327 August 10, 2014 Dear Mr. Leo, As you are aware, during the inspection of my home on August 10, 2014 insulation fell out of the attic access door into my bedroom clothes closet onto all of my clothes, shoes, jackets, purses etc. This was as a result of the method in which you opened the access door causing this debris to fall down into the closet. The debris was so thick on the floor of the closet I had to use a rake and shovel to remove it before I could even start to vacuum. Every item in the closet had to be removed. Some of the clothing I was able to brush off with a wet cloth. However, the rest was too heavily covered in insulation. The cleanup of the closet itself took several hours. Seven loads of laundry had to be done, up and down two flights of stairs, with use of water, electricity and laundry soap. Many of my expensive business jackets, blouses and a skirt had to be dry cleaned to avoid further damage. This resulted in a dry cleaning bill of $62.15, which, with witnesses present, you indicated you would reimburse. All of the shoes were salvageable with hand cleaning. I am particularly disturbed by your behavior over this incident. The other inspection person with you, who I believe was your wife, simply asked me for a vacuum cleaner. Luckily I took it up there and saw the damage prior to her doing anything. There is no way that that extent of debris could have been picked up by a vacuum. I don?t know what she was planning on doing. What was she going to do about my clothes? I am very glad I was present for this inspection I cannot even venture a guess as to how you may have tried to cover up the mess you caused, and what further damage may have been done to my vacuum cleaner or clothes, or having debris spread all over my bedroom. As it was, my realtor was kind enough to vacuum the rest of the house because it was tracked all over. Since I was present for the entire inspection sitting outside on the porch, there was absolutely no excuse for you not coming to ask me to remove my items from the closet to avoid this from happening. Your cocky and arrogant attitude was uncalled for. Your wife?s remark of ?I didn?t do it? was grossly unprofessional. You indicated that you had inspected 5000 houses and this never happens. Really? You should know enough with 5,000 houses to take precautions for anything that could go wrong. You should value your reputation enough to not treat people in an arrogant manner, regardless of whether they are the party paying you or not. Word of mouth can be your worst enemy. Your attitude in this incident made it far worse. I do not recall any word of apology from you during this incident. I have enclosed a copy of my dry cleaning bill in the amount of $62.15. I would appreciate reimbursement BY AUGUST 31ST as I am moving out of state. If you were an ethical businessman, you would also take into consideration the ancillary items and time used in laundering the remaining clothes and cleaning up your mess and compensate me an additional amount for same. I look forward to the prompt receipt of your check. MR LEO: IN RESPONSE TO YOUR REPLY, I NEVER ASKED YOU FOR $700.00. $700.00 WAS THE APX COST OF THE INSPECTION TO THE PURCHASER. PERHAPS YOU NEED TO READ WHAT IS WRITTEN HERE. YOU KNOW YOU RECEIVED THIS CERTIFIED LETTER ASKING FOR $65.11, AND FURTHERMORE YOU TOLD ME TO SEND YOU A BILL FOR THE CLEANING AND THAT YOU WOULD PAY IT, WITNESSED BY THE PURCHASER AND MY REALTOR.
Description of Work: Mr. Joe Leo, the owner of Conclusive Inspection Services inspected my home for the purchaser. As the homeowner, I have no issue with the actual inspection or the results. My complaint is in regard to the damage done during the inspection, and the vendor's lack of response to my certified letter requesting reimbursement for the cost. The purchase of my home who employed this inspector also agrees that I should be reimbursed, and actually inquired of me when I moved out of the home if the inspector had reimbursed me for the damages done. I have attached below the letter sent to this inspector to which I received no response. I have received confirmation that this letter was delivered to him on August 16th certified mail. This vendor's lack of professionalism and rudeness is appalling.

I cannot recommend this company or Joe. Let me begin with he cancelled our inspection a day prior to it happening. I was concerned but he came recommended to us by a family friend. So we rescheduled. Joe gave our home a clean bill of health and told us our radon results would be back in a couple day. Well the radon results took almost 2 weeks to get to us...well after the time we were permitted to withdraw our offer. Now let's fast forward to today. We had a couple cracks in our poured concrete foundation and Joe assured us they were settlement cracks and probably occurred in the first year after the house was built (2007). I had my questions but he seemed to answers them with past knowledge and experience. Less than a year later the cracks haven't gotten any bigger but I've noticed a window which is no longer level. So I called a foundation specialist come out. He immediately looked at two cracks near the sump pump and said we might have a broken footing due to improper installation of tiles. Now the foundation guy did say he was speculating but he mentioned how our inspector should have reported how we only have two inches of concrete between our tiles and surface (he said the minimum should be four minimum). Joe didn't raise either of these issues.

It was not the radon test that took almost 2 weeks it was the air quality test. Air quality tests take a long time because you have to let the air culture in the dish for a certain length of time. The contractors you contacted regarding your basement issue want you to hire them to perform work. Be careful because they may take advantage of you.

similar to the 11/16/13 review, Joe seemed very knowledgeable and assured us the home was in great condition. However, he neglected to tell us about the mold problem in the attic, which he inspected. The mold problem was immediately visible by simply poking one's head into the attic and shining a flashlight along the roofline - we know because two separate contractors were able to immediately spot the issue within a minute of looking...and they weren't even looking for mold. Now, as you can expect, we have to deal with a mold inspection and remediation company (which we're looking at roughly 1k that was unplanned) before we can even get to the work we had planned on.

Was the "mold" tested? Sometimes there is staining on the roof boards. You should have called us to come out to look at it and possibly test it.

We were first time house buyers and we were pressed for time. Joe was able to fit us in his schedule on short notice. At the actual inspection he seemed to be very knowledgeable and took the time to explain things to us. He gave the house a clean bill of health. Before buying the house I had concerns about the roof and deck and he advised the roof had another 3 to 5 years and he estimated the deck could repaired for $300.00. Of course, I knew the estimate of the deck seemed very low, but he assured me. After I purchased the house I had several contractors including family friends come and make estimates and even the cheapest was 10 times more expensive. More importantly the roof he said would last us another year was later determined to be such a large risk of loss that our home owners' insurance provider dropped our coverage. Also, I discovered that the dishwasher they supposedly checked would turn on, but did not function. My experience with this company was a learning experience. They were very nice people, but I would never recommend them to anyone.
Description of Work: We used Joe and his wife to do our home inspection for our house upon the recommendation of our real estate agent.

Were the quotes you received for the deck for repairing or for replacing? Many insurance companies are over cautious regarding roofs. There are more reasonable insurance companies out there. You should have called us and we could have provided you with a roofing contractor to review and write a letter for your insurance company.

Very professional, prompt, and courteous. Answered all of our questions even though some of them were simplistic. Encouraged us to walk around with them during the inspection and ask questions along the way. Printed a detailed report with pictures on the spot at the end of the inspection including maintenance schedules, recommendations for upgrades and repairs, and general cost guidelines for just about any type or size home repair or remodel project. He refused to give us a bid on remodeling the bathroom as it was a conflict of interest after inspecting our home, but was quick to give us a couple of recommendations of colleagues who would be appropriate for the job. Also scheduled the inspection on Sunday afternoon without blinking or extra charges. Includes one return visit an no extra charge. Good thing because we needed it!
