Dear Mr. Leo,
As you are aware, during the inspection of my home on August 10, 2014 insulation fell out of the attic access door into my bedroom clothes closet onto all of my clothes, shoes, jackets, purses etc. This was as a result of the method in which you opened the access door causing this debris to fall down into the closet. The debris was so thick on the floor of the closet I had to use a rake and shovel to remove it before I could even start to vacuum. Every item in the closet had to be removed. Some of the clothing I was able to brush off with a wet cloth. However, the rest was too heavily covered in insulation. The cleanup of the closet itself took several hours. Seven loads of laundry had to be done, up and down two flights of stairs, with use of water, electricity and laundry soap. Many of my expensive business jackets, blouses and a skirt had to be dry cleaned to avoid further damage. This resulted in a dry cleaning bill of $62.15, which, with witnesses present, you indicated you would reimburse. All of the shoes were salvageable with hand cleaning.I am particularly disturbed by your behavior over this incident. The other inspection person with you, who I believe was your wife, simply asked me for a vacuum cleaner. Luckily I took it up there and saw the damage prior to her doing anything. There is no way that that extent of debris could have been picked up by a vacuum. I don?t know what she was planning on doing. What was she going to do about my clothes? I am very glad I was present for this inspection I cannot even venture a guess as to how you may have tried to cover up the mess you caused, and what further damage may have been done to my vacuum cleaner or clothes, or having debris spread all over my bedroom. As it was, my realtor was kind enough to vacuum the rest of the house because it was tracked all over. Since I was present for the entire inspection sitting outside on the porch, there was absolutely no excuse for you not coming to ask me to remove my items from the closet to avoid this from happening. Your cocky and arrogant attitude was uncalled for. Your wife?s remark of ?I didn?t do it? was grossly unprofessional. You indicated that you had inspected 5000 houses and this never happens. Really? You should know enough with 5,000 houses to take precautions for anything that could go wrong. You should value your reputation enough to not treat people in an arrogant manner, regardless of whether they are the party paying you or not. Word of mouth can be your worst enemy. Your attitude in this incident made it far worse. I do not recall any word of apology from you during this incident. I have enclosed a copy of my dry cleaning bill in the amount of $62.15. I would appreciate reimbursement BY AUGUST 31ST as I am moving out of state. If you were an ethical businessman,
you would also take into consideration the ancillary items and time used in laundering the remaining clothes and cleaning up your mess and compensate me an additional amount for same. I look forward to the prompt receipt of your check.
MR LEO: IN RESPONSE TO YOUR REPLY, I NEVER ASKED YOU FOR $700.00. $700.00 WAS THE APX COST OF THE INSPECTION TO THE PURCHASER. PERHAPS YOU NEED TO READ WHAT IS WRITTEN HERE. YOU KNOW YOU RECEIVED THIS CERTIFIED LETTER ASKING FOR $65.11, AND FURTHERMORE YOU TOLD ME TO SEND YOU A BILL FOR THE CLEANING AND THAT YOU WOULD PAY IT, WITNESSED BY THE PURCHASER AND MY REALTOR.
"Your REALTOR should have told you to either clear out your closet where the attic access is or had you cover your clothes with a sheet/blanket. $700 - REALLY???"
"It was not the radon test that took almost 2 weeks it was the air quality test. Air quality tests take a long time because you have to let the air culture in the dish for a certain length of time. The contractors you contacted regarding your basement issue want you to hire them to perform work. Be careful because they may take advantage of you."
Now, as you can expect, we have to deal with a mold inspection and remediation company (which we're looking at roughly 1k that was unplanned) before we can even get to the work we had planned on.
"Was the "mold" tested? Sometimes there is staining on the roof boards. You should have called us to come out to look at it and possibly test it."
"Were the quotes you received for the deck for repairing or for replacing? Many insurance companies are over cautious regarding roofs. There are more reasonable insurance companies out there. You should have called us and we could have provided you with a roofing contractor to review and write a letter for your insurance company."
