Home King Inspection

The actual inspection went quite well.  Mr. Davis was very friendly and appeared very knowledgeable.  He identified a few issues with the home that needed to be fixed but in general stated that everything was in good shape.  He submitted a report which documented the inspection and the overall results.

In his report on the roof he stated the following, "The roof shingles have light wear and no curling.These conditions indicate the roof shingles are newer."  Within 2 weeks of moving into the home, we noticed water running down the master bathroom chimney and causing a puddle on the floor.  We asked a cousin who does home construction / contracting to take a look at the roof and he immediately identified two major issues.  The first being that the roof over the living room was NOT newer and the second being that the chimney vent was covered in duct tape and tar which was an obvious attempt by the previous owners to fix a known problem.  There was no attempt to hide the problem as the duct tape was in plane sight.  There was no excuse for him to have missed this, as duct tape on the exterior of any home should be a clear red flag that there is a problem, and is an issue that I would have had addressed by the previous owners as part of the condition of my purchasing the home. This past week I had a formal inspection and estimate from a roofing company re-evaluate the roof to identify and actually fix the problem as opposed to the duct tape fix that Mr. Davis had missed.  This fix will cost between $450-$1000.

The roof company during their visit also immediately identified that a major portion of the roof was not newer and was, in fact, in need of almost immediate replacement.  Again, a major "miss" by Mr. Davis that a qualified home inspector should have never missed.

I cannot recommend Mr. Davis or Home King Inspection to anyone who wants a thorough home inspection.
