As a 1st time landlord, Inner City management provided me
with exactly what I was looking for; worry free, expeditious and professional
property management!! I was able to list my home (that needed some minor
repairs) and within one month I had a tenant in my home and a check in my
hand. My home was checked on regularly and cared for as they worked tirelessly
to place a proper tenant in my home. Background checks, financial verification
and advertisement services were all done for me. A small fee was assessed for
the repairs, that was more than reasonable and I was constantly updated
throughout the process. I could go on and on as to how simple inner city made
this experience for me. In addition my fiancé'  was preparing to sell a
home that has been willed to him because he was afraid of all of the work it
would take to manage a property, but after witnessing the simplicity of my
process with inner city, he has quickly changed his mind. All and All I am more
than happy. I'm even thinking of buying more properties to have them manage as
even more additional income.

It was terrible experience. They were running a property for me and were charging inflated prices. They were unresponsive and unprofessional. I am very disappointed in their services. They have ended up costing me a lot of money.

The service has gone very well. They collect 10% of the renters fee for their services. I think their fees have been reasonable. The company has been very responsive, but I have no contact with the technicians who do the actual service. They do send me pictures of what they have done.

They are the property mgmt company I have for Detroit.  In the beginning they were very good about following through but for the last several months I can't get answers to my questions and seem to get passed off to different people.

I contacted Inner City Managment back in early July 2013 to perform file an eviction for me on a tenant for non-payment of rent. I explained to Inner City management that I'm out of state and my wishes to perform the eviction. The provider had me pay a $99 registration fee in addition to $350 to perform the eviction. After paying the fees to the provided they filed the necessary paperwork and informed me that a court date would be 8/20/2103.  On the scheduled court date my tenant arrived to court in additon to the provider I hired. The court ordered the tenant to pay $1780 by the 26th. My provider informed me that if the tenant does not vacate or pay by the 26th then we would need to file something called a writ of possession to have her physically removed. I was told by my provider that I needed to pay an addtionaly $125 to file the writ.  What happened going foward is where I have a problem with my provider. I informed the provider that I will be on vacation out of state on the 24th and won't be returning until  the 5th of Sept. The provider suggested that I mail a copy of the keys so that they can check to see if she is physically moved. If the tenant moved then I would not have to pay the additonal $125.00 to file a writ of possesion. I agreed and mailed a copy of my keys before I left on vacation. When I returned on the 5th I check my mailbox and my tenant had mailed me a letter explaing why she was late etc... my tenant went on to tell me how she deposited the money in my personal account on the 26th instead of paying the courts directly. I checked my account and she did indeed make the deposit.  I called my provider not initally telling them about the letter and I was told by my provider that they sent someone to the property and my tenant had vacated. At the point I felt insulted because I being lied to. I informed the provider that I have a letter in my hand from the tenant and they are still there, furthermore my tenant paid the money directly to me and not the courts. I told the provider that I did not appreciate just being told anything because I'm out of state.  I also informed the provider that I will being dealing with tenant directly myself and no longer needed their services. A couple of weeks later I get a bill from the provider for $150 for the month of Aug and Sept they billed me 10% of the rent of I was suppose to be getting at $750 a month.  Again I insulted that they are billing me for something I never asked for.  Also if I'm not getting rent from my tenant why in the world would I pay you 10 %.  I even asked to provider to show me proof of service for Aug and Sept. what day and time did they monitor my property.  If they want to bill me for something show me what you did. The provider stated that I was being charged for monitoring the property etc....... I told my provider that I only retained their services to file an eviction and not to keep them on a monthly service. I also asked for my keys to be returned immediately and that I'm not paying a penny more. The provider informed me to write a termination letter which I did dated Oct. 1, 2013. A week went by and after several phone calls and text messages my keys were still not returned. When I called the provider no one was available or I was told by the secretary that my keys were in the mail. After two weeks passed and no one from management returning my calls  I came to the conclusion that they were holding my keys as collateral until I pay the $150.  So I decided to catch a flight to Michigan and personally go to thier office and demand my keys. When I arrived to Michigan I went to the local police station and after 3 hours of explaing the situation I was told that their was nothing they can do because it sounds like a civil matter. The police did agree that keeping my keys is highly unprofessional but not against the law. I disagree but that makes no difference.  I asked if the police officer if they could escort me to the provider office but they denied my request. I did not want to physcially go there myself because I did not want the provider  to make false allegations about me being disruptive, loud, etc.... I did call the provider again and spoke to Angela who is in management.  I told her that I was in Michigan and wanted my keys.....she said no need to come to office because keys are in the mail and they don't have a copy.  I returned home and 5 days later I still don't have my keys.  I can easily change the lock when the tenant move however it's just the principal and how the provider handled this situation once I fired them. If I wasn't being lied to and taken advantage because I'm out of state then maybe would have considered keeping them. I would never recommend them and would highly recommend you remove them from your database and save someone the trouble.  I do plan to file a report with the better business bureau and may proceed with a  civil lawsuit against the provider. I already consulted an attorney.

Although this rating is extensive and entertaining it is hardly factual. The only truthful statement that you have made above was that regarding the return of your keys. You requsted that ICPM return your keys to Georgia via mail without informing us that you were coming to town to pick up keys the following week. When you arrived at our office to retreive keys that had already been mailed to Georgia and therefore were not available to give to you per your request. While we work hard to retain all of our clients and to ensure their success and comfort not all relationships can or should be salvaged. In this case we are happy that you have moved on and we wish you nothing but the best in your real estate ventures. Inner City Property Management"

I contacted Inner City Property Management and spoke to a perfectly charming young woman named Angela Stewart.  Angela was extremely polite, kind and patient as she explained their menu of services and fee structure to me.  
By the end of the day, I had received a "New Landlord's Package," in my email inbox which contained all the necessary paperwork required for me to review and sign in order to hire ICPM as my new Residential Property Management Team in Detroit.
I took some time to read over everything and had Angela clarify a couple of things for me.  After a few days, I signed the documents and faxed them back to Angela and paid the modest one time set-up fee online.  It was all very quick and easy to accomplish. 
One property requires some relatively major repair before it can be rented out and the other has a non-paying tenant, (who was installed by my former property manager) and will need to be evicted.  Inner City Property Management is handling everything for me!
Hardly a day goes by that I do not wake to find correspondence from ICPM in my email inbox.  I am extremely happy with the courtesy I am shown, and I can't tell you how wonderful it is to be working with professionals again!
