"Bradley, I did do a good job for your home. I can not guarantee your landlord would accept it. No other appraiser could. If they said that, it would not be true. Just because the sales were on your street does not mean they will be a good match.The sales have to be similar in design,square footage, age and most importantly condition. Also have to verify sales to make they were an arms length sale meaning their was no undue reason that the sales price that they did get was unusual for any reason. Your home was purchased by your landlord not even 1 year ago from time of the inspection for a low amount. Also, almost no repairs were done in that time frame. I verified this by talking to the Roseville city hall. Your home needed a lot of repairs and updates which you did state yourself to me at the inspection. The 2 sales on your street did have a lot of repairs and renovations done to them which is why they got the higher price. Also, one was on a crawl space and one was on a concrete slab. Your home was a full basement that had an old finished done to it. The sales I used were similar ranch sales with basement,square footage,age ,bedroom count and condition similarities. They were within 1 to 1 1/2 miles away and 1 to 6 months old. All of this is within accepted appraisal standards. It is Illegal for me to appraise a home with a set figure in mind before I finish the report. All this information was told to you by me when we last talked. You stated that you had to get another report done but when the Home Advisor Specialist left a message for you to find out what the second report came out as you never called her back. Also if you would have gone to get a Mortgage on this home the lender may have wanted to get another report or not but would have asked to see the report I had done to see what it came out as. All appraisers are required to state if the home was sold in the past 3 years and for how much. Even if you got a higher amount on the 2nd report the lender would still want to know why the report was so high with no repairs done to it. I have been an appraiser for over 30 years in the Tri-County area so I know what sales to use and and not to use. Also, this is 2 months after I did finish the report. I stated in every report if you have any questions or concerns contact me right away to make any corrections or explanations to the file. This was the first time I heard of any concern of yours."
