Stan Lenk showed up late to do the appraisal for me, the buyer.  Then, he refused to talk to me and told me at least twice to stay out of his way during his brief walk-through of the property.  But, he allowed the seller's agent on-site to talk to him which seemed very unusual.  Without discussing his observations with me but asking for his check, he left quickly.  I was stunned.  His appraisal was only $1,000 below the seller's asking price but he didn't discount the minimal quality of materials and workmanship of the upgrades including the kitchen counter tops and misleading description of the "cedar plank music room."  The counter top connecting kitchen with bar had major flaws.  Music room had no cedar planking.  Instead, seller had used 4' x 8' sheets of cheap paneling on the walls of the room.  One bedroom ceiling had something strangely made out of fabric that I'd never seen before.  It looked like something from a movie set depicting a bordello.  The uninsulated garage door had a significant dent and daylight could be seen on both sides and bottom.  After I received his appraisal, Mr. Lenk refused to comment on my complaints.  It seemed as if he was giving the seller, who buys and flips foreclosures, a huge break.  I believe the property is over-valued and I'll have it appraised again by someone on Angies List.  
Yes, I would fire S.C. Lenk for his lousy work on my behalf, as a buyer.
