We called Cross inspection to inspect a home in the area we had just put an offer on. We had called Cross first because of good reviews and the fact he was close to the house that needed the inspection. Steve and his wife were on time and very friendly. They did a thorough inspection from top to bottom. They had the report back to us as soon as we asked for it to be ready. The inspection went how every inspection should go. We would definitely hire cross inspection again. In fact, likely for our current home before we list it.

I found Cross Inspections on Angie's List and decided to use them based on their reviews, pricing, and services. Steve, his wife and son all came to inspect the house. They all did specific tasks to keep everything moving. They did a thorough job inspecting the house. They answered all of our questions and made sure to let us know they were available for questions after the inspection as well. I received a very detailed report that included pictures the next day. The price was competitive for the services performed. I was happy with my choice to use Cross Inspections.

Steve showed up at the house ready to get down to business. His wife and son helped with the inspection. It made for a very efficient process. They evaluated all of the appliances, the rooms, windows, interior and exterior of the house. A water test was done as an add-on request and the results came exactly when they said it would.
Steve recorded all of the findings on an iPad and included all of the pertinent pictures taken by his wife. It resulted in a very concise, easy to navigate report.
I was very please with their work.

Steve personally picked up the phone when I called him. Arrived promptly to the house (which was in a very rural area) and performed a detailed home inspection (this was my second time buying a home and Steve was much more thorough than the first inspector). He was happy to answer questions and teach when appropriate through the inspection. He also did a lot of explaining outside the house regarding the septic tank as this is the first home I'll own with one. His wife was with him which was nice for a few reasons - she had a second set of eyes looking at everything and also very efficiently documented his inspection.

The inspection portion was good. He is nice and knowledgeable. The bad part happened after the inspection. As an inspector he should be well aware of the time constraints in getting the inspection report back. To save money they sent the radon tests to New York and the water tests to the Oakland County Health Dept. Both tests were not submitted within the allotted time in the purchase agreement. Radon levels were high and the sellers refused to mitigate per their right because it was past the deadline. There are local places to perform these tests but he went for the cheaper option, which in turn cost me the money to make the required repairs. He is a lot cheaper but I would go with the more expensive inspector to make sure test results are submitted on time.

"Thank you for your comments, I am sorry you feel the way you do regarding the inspection however, you and your agent scheduled the inspection at the end of your 7 day inspection period and I made sure you both were aware of when the results would be back. A radon test takes 48 hours then the test canisters are sent to a lab for analysis. I reported the results as soon as I received the report from the lab. I certainly do not save any money by sending the test to a lab. I later found out your agent had already asked for an extension and that expired before the 48 hour Radon test was completed. Again I am sorry you had to go through all this but, your anger and blame should not be directed towards me. I did nothing wrong."

Steve was great! He was very friendly and personable. I also appreciated that he encouraged me to tag along as he did the inspection so I could ask questions (and boy did I!) and learn more about the house. He was very knowledgeable and professional. When there were simple fixes for small problems, he told me how to do them myself. He was also very forthcoming about larger issues that needed to be addressed. He submitted the full written report very quickly, and the format is clear and easy to read and understand.

I've done now 4 inspections on 4 homes. The first 3 didn't work out for whatever reason. I was beginning to get skeptical about the whole home buying process. Steve and his son came into the house and answered ALL of my questions without acting like I irritated them or I was a bother. They spent a little over 2hrs on this inspection w me. Steve Cross was very helpful during the house buying process and in addition to giving a very thorough home inspection including the attic, he brought his son over during the inspection to advise on the in-ground pool and some of the other outdoor equipment at no extra cost. Steve Cross and his son came on time, and were thorough in their inspection. They checked everything on the outside and inside, and were able to stop throughout the home inspection to answer our questions. Both were able to keep the explanations simple and direct, helping me (a non-handy woman) to know exactly what would need to be done. Having the two person team working on the inspection, it was extremely time efficient, and had two sets of eyes to see everything and anything. Not only were they extremely professional, but extremely friendly, making for a pleasant morning. Not only did Steve complete the home inspection, but also put us in touch with a heating/cooling team to help with our boiler situation. Thank you, Steve!
